We are searching for a talented Vice President of Engineering & Maintenance to be based out of Cleveland, OH. You will be responsible for overseeing all of our multifamily properties in seven U.S. regions from coast to coast.

Will lead and manage a team of regional maintenance engineers with strategic direction in both the daily and long term maintenance operations of multiple housing communities. Responsible for establishing programs and processes that maintains the physical assets of the portfolio and mitigates risk and losses with appropriate levels of maintenance, preventative maintenance and major project management. Manages the environmental programs and team members of other departments responsible for those programs. Instills a service mentality within the M&E team that supports the operating portfolio and property teams in achieving their operating and financial goals.

Responsibilities

Assists in the interview and hiring of maintenance supervisors throughout the portfolio.

Establishes standards, procedures and processes for specifications and bidding in line with company policy for major projects generally included in capital expenditure plans and major recurring maintenance programs such as exterior landscaping.

Monitors through yearly inspections and daily review of various documents, compliance with maintenance standards and company policies and procedures. Communicates with operations teams frequently at all levels, either directly or through the maintenance and engineering team, any concerns related to community management and maintenance operations.

Participates in the budget review, providing opinions and documentation as to maintenance needs and projects that require attention during the upcoming year and anticipated costs. Participates in the creation of five year capital expenditure planning.

Oversees the completion of specifications created by the regional maintenance engineers for the various projects that are anticipated to be completed during the year or in preparation of the next budget year. Is responsible for the final sign off on any specifications created to ensure applicability.

Negotiates construction and major project contracts to ensure the best prices possible are achieved and the greatest value is obtained. Oversees the bidding process once received from the properties and reviews all final bid tabulation reports for completeness, competitiveness, applicability and compliance with the project specifications. Reviews the recommended contractor, ensures that the selected contractor or supplier can complete the project and has the experience and resources to do so on time and on budget. Supervises that reference checks are made on any selected and unknown contractor.

Supervises, manages and leads the environmental specialist team from other departments and their efforts and ensures compliance with the various environmental requirements.

RequirementsQualifications

This position requires an Undergraduate Degree in General Business or Engineering.

Would prefer experience with a multifamily/property management portfolio.

10+ years of required experience in increasing responsibilities in Real Estate Management, Maintenance or Construction Industry.

Required skills for the position include: project management, strategic thinking, planning and problem solving, presentation and negotiation skills, budget management, team building, and conflict resolution.

This position requires up to 25% travel.
