Local growing manufactured home community is seeking a FT Maintenance Technician and Seasonal Grounds crew memebers.

General Job Duties for Maintenance Technician/Grounds Keeper Skills:

Follow all company policies and procedures. Adhere to established safety policies and procedure to enforce a safe working environment for everyone on property.

Report all unsafe conditions immediately to your supervisor.

Participate in educational/training opportunities or certifications in order to update job knowledge.

Maintain community Guidelines for Living (Rules and Regulations) by following up on community appearance violations.

Maintain general community infrastructure with regards to community appearance and safety. (utilities, drainage, sidewalks, roads, trees, plowing, mowing, power washing, leaf removal, flower beds etc.)

Utilize personal protective equipment (PPE) correctly in all situations and work with direct supervisor to obtain and maintain such equipment as well as follow all MSDS requirements.

Read meters for water/sewer and gas meters when applicable.

Conduct safety checks to ensure that buildings are unoccupied and locked, trach is contained and lighting within the community is functional.

Conduct four sided inspections seasonal/annual inspections to include skirting, trash disposal, windows, other buildings porches, decks and steps, as well as awnings driveways and landscaping to maintain community appearance.

Resell inspections interior and exterior inspections and repairs for quick turnaround.

New Home Set-up to include hiring vendors, govern home set up schedules to ensure all local and state laws are followed with regards to permitting construction process.

Technical knowledge in painting, electrical systems, small engine repair and maintenance, vehicle maintenance as required is preferred to maintain community owned equipment.

Maintain community guidelines by reporting community appearance violations to community manager

Patch and repair common roads and resident driveways; paint curbs in common areas

Perform seasonal maintenance in community common areas: plow snow, salt & shovel sidewalks, remove leaves, mow grass, power wash community buildings, spray trees and shrubbery for pest control (State or county licenses may be required)

Plant flowers and maintain landscaping

Wash maintenance equipment (trucks, lawnmowers) on weekly basis

Salary to be determined, based on experience.
