Perform and be responsible for work including but not limited to:
Timely completion of routine repairs, maintenance requests and work orders
Timely completion of routine repairs, maintenance requests and work orders
Resident relations
Reconditioning of vacant units in preparation for occupancy according to schedule
Maintain all units to industry/market standards
Perform an inspection to ensure cleanliness and safety standards of the community grounds each morning (which includes picking up trash)
Coordinate with the property manager to ensure that residents are provided with a clean, safe and well-maintained community.
Maintain repair materials inventory, if required.
Coordinate with outside contractors working on the property.
Enforce all rules and regulations for the property.
Provide emergency resident support after hours.
Perform snow removal of the community sidewalks.
Maintain log of weather and snow removal efforts.
Complete preventative maintenance activities; at least twice a year, per the company standards.
Maintain records of maintenance performed in all units and at the site.
Maintain all tools, equipment and replacement parts in good working condition at all times.
Maintain resident and specific apartment preventative maintenance records.
Provide service and maintenance for all common amenities.
Communicate openly with other team members regarding work priorities and the state of projects.
Maintain records/documentation of maintenance work performed; including warranty information.
Other duties as assigned.
