A National Property Management Company is seeking a Highly Motivated Section 8 and Tax Credit Property Manager in Altus, OK. The responsibilities include reviewing applications for potential tenants, applying established criteria for resident qualification, renting apartments, collecting rents and deposits, coordinating property maintenance, investigating and resolving tenant complaints and issues, preparing necessary reports, and supervision of on-site staff. The ability to maintain accurate, detailed information regarding tenant qualification for occupancy, including annual re-certification, is a significant element of this position.

Primary Duties and Responsibilities

Review tenant applications for eligibility; maintain and purge waiting lists; show available units.

Follows property management company procedures for processing eligible applicants within the program guidelines attached to the property.

Assures residents of management presence and monitors the overall appearance of the property.

Works with maintenance and cleaning staff to assure that vacant units are "turned" in the fastest possible time.

Collects rent and security deposits for submittal to Property Management accounting department.

Works with property management accounting staff to facilitate smooth accounting procedures.

Completes lease form with new tenants. Outlines conditions and terms of occupancy with and completes relevant paperwork.

Performs annual re-certification of tenants, and interim re-certifications

Cooperates with compliance staff in submitting requested information for audits, inspections and annual reports for lenders and regulatory agencies.

Supervises on-site staff

Instructs tenants in emergency procedures, appliance use, and property rules.

Investigates tenant complaints and resolves tenant issues

Prepares written incident reports, prepares and serves tenant warning notices, maintaining a daily managers log

Applies approved marketing strategies to reduce vacancy loss.

Conducts quarterly unit inspections as well as detailed inspections of vacated units, assessing any damage, cost of repairs, and arranges appropriate maintenance and repairs.

Prepares security deposit refund statements and submits to property management accounting department for disbursement in accordance with lease provisions.

Schedules maintenance staff and engages subcontractors for major projects as required.

Other duties as assigned.

Requirements

Experience managing an apartment complex helpful

Ability to work cooperatively and effectively with a diverse group of people.

Strong oral and written communication skills.

Strong time management skills and ability to multi-task.

Working knowledge of computer software and systems: Excel, Word, Windows XP, email.

Ability to read and interpret rental agreements, government regulations, and budgets.

Ability to write effective business correspondence.

Ability to effectively communicate information and respond to questions from groups and individuals.
