Real Estate Property Manager
Job Summary
The Property Manager is responsible for the day-to-day operations, and physical condition of assigned residential property with two homes located in Midtown.
Key Responsibilities
Property Operations
Conduct regular property inspections and address maintenance or safety issues promptly
Coordinate and supervise vendors/contractors
Ensure compliance with building codes, safety standards, and housing regulations
Tenant Relations
Manage tenant communications, requests, and complaints professionally and promptly
Enforce lease terms, rules, and policies consistently
Oversee tenant move-ins, move-outs, and lease renewals
Handle conflict resolution and escalations as needed
Financial Management
Collect rent, monitor delinquencies, and initiate late notices or evictions when necessary
Review and approve invoices; ensure timely vendor payments
Leasing & Marketing
Coordinate marketing and advertising of vacant units
Screen prospective tenants and process applications
Negotiate lease terms in accordance with ownership goals
Maintain competitive occupancy levels
Administrative & Reporting
Maintain accurate records for leases, inspections, and maintenance
Ensure all documentation is organized and compliant
Qualifications
Required
2+ years of property management experience (residential, commercial, or mixed-use)
Excellent communication, organization, and problem-solving skills
Proficiency with Google: mail, sheets and docs
Ability to manage multiple priorities independently

Work Environment & Physical Requirements
Majority of work is at home and on-site property work, as needed
May require walking properties, climbing stairs, and occasional after-hours availability
Ability to respond to emergency situations as needed
