Job Description

The Maintenance Assistant for our community supports the Maintenance Director to assure proper, consistent maintenance of our community including building interior and exterior, grounds, walkways, driveways and parking lot.

Essentional functions of the job are:

1. Support proper and consistent maintenance of facility exterior, including building, lawn, plant and/or flower beds, walkways, driveways, and parking lot.

2. Support proper and consistent maintenance of facility interior, including resident apartments, common areas, offices, storage rooms, and kitchen.

3. Assures all equipment and supplies related to maintenance tasks are stored appropriately and safely.

4. Assures Assistant Executive Director and Plant Operations Manager are regularly informed of facility status and particularly of any significant problems for which guidance is necessary.

5. Assures all equipment and supplies related to maintenance tasks are stored appropriately and safely.

6. May be required to drive community vehicles to and from required destinations, safely and according to schedule.

Maintains confidentiality and privacy of our residents and staff at all times.

Meets the needs and wishes of customers (residents, staff, and families) appropriately by being prompt, polite, professional and personal.

Makes the best decision based on information while resisting the influence of peer pressure and emotions.

Consistently reports to work on-time and completes scheduled shifts.

Adaptable and willing to change in order to ensure success.

Completes all assigned duties efficiently and accurately.

Attends education and training classes, including as necessary to fulfill state regulations.

Performs all other duties as assigned by the Maintenance Director.

Qualifications

Previous experience in construction or apartment maintenance preferred, but not required

Maintains current and appropriate drivers license or CDL and safe driving record.

Maintains current CPR and first aid certification as necessary to fulfill state regulations.

Ability to read, analyze, and interpret administrative regulations.

Ability to interpret a variety of instructions furnished in written, oral, electronic, or schedule form.

Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists.

Ability to prioritize and organize assignments.

Proficient PC skills including e-mail, record keeping, routine database activity, word processing, spreadsheet, graphics, etc.

Additional information

Typical physical and environmental considerations:

Maintain ability to lift 75 pounds; to stand or walk throughout the vast majority of the work day; and to frequently push, pull, bend, twist, and reach

Must have sufficient manual dexterity to work with the fingers and to reach/handle items.

Must also be able to walk throughout campus on frequent basis for extended periods of time. (Up to five hours)

Involves light to heavy physical activity performing non-strenuous and strenuous daily activities

May be exposed to bio-hazardous materials including, but not limited to, blood and bodily fluids, sharps exposure, animal dander and latex.
