The Job:

The Construction Superintendent (CS) has responsibility of providing strategic leadership to; 1. Property ownership and asset management regarding construction projects and, 2. The construction department is productively fulfilling AVAs core values & mission statement by utilizing AVAs policies, processes, procedures and systems. The CS develops and implements strategies that maximize achieving owners goals and performance levels, scopes of construction activities, & due diligence on new acquisitions. The ideal individual will possess strong construction management skills, people leadership skills, and have a successful history of construction management.

Responsibilities:

-Coordinate & document scheduling all construction related activity.

-Create work scopes of construction activities.

-Obtain proposals from contractors (preferably three) for work needed.

-Generate requisitions/purchase orders for jobs and materials.

-Supervise contractor activities and report daily production on trackers.

-Coordinate and perform individual unit completion checks and final punch-outs while ensuring work quality meets expectations.

-Ensure sub-contractors have all materials needed to keep production flowing.

-Receive and audit deliveries, inventory materials.

-Hands-on Mentoring and Team Development. Conducting and documenting monthly site visits, participating in staff coaching, training and team development where needed.

-Install an effective equipment inventory control system for construction projects.

-Expertise at Enhancing Property Values through expense control management. Finding and negotiating better sources of goods and services to provide the property and controlling expenses.

-Proficiency in Preparation and Interpretation of construction budgets and financial reporting.

-Review and guidance on site incident reports that involve physical damage to the property.

-Conduct monthly site visits and follow through with performance improvement.

-Being a Stickler for Policy and Procedural Compliance.

-Ensure with contractors a high level of compliance with NEXUS operational policies and procedures.

-Oversee asset condition compliance of each property with lender and governmental requirements and codes. This includes properly addressing citations, violations and requests of a physical nature.

-Ensure all permits are current.

-Ensure the company is conducting proper and legal practices for safety and construction activities.

-Assist community managers and maintenance supervisors with capital improvement planning and implementation.

-Cooperation with the Director of Training & H.R. in; Recruit, Hire, Retain, Mentor, Coach and Manage the site staff.

-Cooperation with the corporate senior staff; Monitor and improve operational systems and processes.

-Assist in drafting an annual capital expenses budget for each property utilizing AVAs CS templates and systems. -Monitoring budget conformance in Cap Ex areas.

-Follow up and follow thru with vendors, employees and management regarding repairs, regular services and capital projects needed at each property.

-Participation in weekly senior staff meetings.

-Assist in the leadership of; monthly managers meetings (MMM) for Community Managers.

-Regular communication (as needed) with owners regarding the physical condition of their asset.

-Serve as the lead in the development of; construction scope of work and acquisition due diligence.

Requirements:

-Substantial experience as a Construction Superintendent

-At least 3 years in the current Construction Superintendent roll

-At least five years of conventional construction supervisory experience with progressive advancement

-Working knowledge of facility maintenance, construction, construction management, renovation management and trouble shooting of maintenance issues.

-Strong knowledge of; rough & finish carpentry, roofing, electric, plumbing, HVAC, drywall.

-Proficient in Excel, Word & Outlook

-Ability to make quick, accurate and concise strategic decisions.

-Valid Drivers License, willingness to travel up to 50% of the time if necessary.
