Property Management/Administrative Assistant (Columbia, SC)

compensation: compensation to be determined based on experience

Part time position available to perform a variety of duties pertaining to management of several rental properties throughout Columbia and surrounding areas, as well as administrative assistant duties. Responsibilities include but are not limited to: processing accounts payables and receivables, managing daily reconciliation of sales, answering incoming customer/tenant calls, leasing units, touring units with prospective residents

The Consultant is responsible for all aspects of leasing, marketing and maintaining positive resident relations of a property.

ESSENTIAL DUTIES & RESPONSIBILITIES

Property Leasing and Administration

o Effectively show, lease and move in prospective residents; greet, qualify, tour community, and sign lease

o Conducts all functions necessary to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and all necessary follow up needed

o Completes all leasing paperwork needed prior to move-in

o Assisting with lease audits, walking units and turn process

o Maintain accurate prospect traffic and leasing data, responding to prospect leads within 24 hours.

o Perform various administrative tasks as needed

o Deal with resident complaints, concerns, and requests to ensure resident satisfaction

o Assist in developing and implementing resident retention programs (i.e. resident functions, special promotions, monthly newsletter, etc.)

o Contribute to the general upkeep and cleaning of office, common areas and models

Customer & Resident Relations

o Manage excellent customer service and monitor service request turnaround and responsiveness

o Projects a favorable image of the community to achieve property objectives and public recognition

o Ensure consistency in dealing with residents on all matters

o Enforce policies of the community that are delegated

EDUCATION/EXPERIENCE

Customer service experience/property management experience

High School Diploma or Equivalent

Ability to understand and perform all on-site software functions; basic computer skills required.

Must have basic knowledge of Fair Housing Laws

High degree of accuracy and attention to detail, and customer service skills.

Hours are flexible, the position will require 6 days a week availability periodically, however normal work schedule will typically be 1pm-6pm and the need to cover an occasional 1 week period.
