SUMMARY

Function as Lead Maintenance Person for a residential apartment community. Direct the work of other Maintenance Persons, Grounds Persons, and Housekeepers, if any. The incumbent will be responsible for the overall repair and maintenance programs at the site and will report to the Community Manager on a daily basis.

ESSENTIAL JOB FUNCTIONS

In accordance with ALCO policies, The Lead Maintenance Person will clean, repair and prepare all vacant units on the site for occupancy. Depending on the time available, and other work, this responsibility will generally include: cleaning the unit, inspecting and repairing as necessary all plumbing, electrical, heating, cooling, and ventilation systems; cleaning and repairing refrigerator, stove, dishwasher, disposal, sinks, commodes, and tubs. Repair or replace defective glazing, doors, and light fixtures. Repair and refinish walls, ceilings, and floors. Inspect any work done by third party contractors and communicate with the Community Manager about any defects found in the work of contractors.

The Lead Maintenance Person will inspect all vacant units as they are completed for the ready list, to ensure that the vacant apartment is up to Alco Management unit preparation standards. Initiate service requests for the repair of any problems revealed in the inspection. Once the unit is complete, the Lead Maintenance Person will advise the Community Manager.

Maintenance requests received from residents will be written up on Work Orders by the Site Office Staff and assigned to the Lead Maintenance or Assistant Maintenance Person, who will address all maintenance requests in a timely and businesslike fashion, documenting conditions found. The Lead Maintenance Person will repair or replace, in accordance with company standards and good practice, defective parts or systems. This work will include plumbing, electrical repair, heating, cooling and ventilation repair, flooring repair, drywall and paint repair, glazing, basic and trim carpentry, and locksmith work.

All maintenance personnel are responsible for following ALCO’s Work Order Procedures. Document on the Work Order the time he/she enters the apartment and the time he/she leaves the apartment, the work that was performed, and any parts or supplies to be ordered. Leave a copy of the Work Order in the apartment and return a copy of all Work Orders to the Community Manager daily. Review pending Work Orders each morning and follow up as needed.

The Lead Maintenance Person will maintain the exterior grounds, driveways, and walks. Working with the Community Manager, the Lead Maintenance Person will determine what functions will be performed by employees and which will be performed by contractors. Ensure that the property has appropriate "curb appeal" at all times. Notify the Community Manager of problem conditions, for review and correction.

Under the Community Manager's direction, The Lead Maintenance Person will plan and carry out a complete system of preventive maintenance for all systems and structures on the site. Document the dates and work performed on all buildings and systems. Establish and maintain a preventive maintenance plan for all site repairs and maintenance equipment.

The Lead Maintenance Person will clean and refinish building exterior surfaces. Inspect and repair damage to buildings and roofs.

At the Community Manager's direction, The Lead Maintenance Person will clean and maintain all common interior spaces on the property.

In conjunction with the Community Manager, The Lead Maintenance Person will establish and maintain an inventory of parts and spare equipment sufficient to meet the repair needs of the community. Recommend quantities and types of materials to be ordered, receive orders, maintain inventories, and process all warranty and damage claims related to purchased materials.

The Lead Maintenance Person will respond to emergency situations during and after hours for the purpose of resolving immediate safety concerns and/or resident requests.

The Lead Maintenance Person will follow safety protocol when performing all routine and non-routine maintenance procedures.

Reliable and regular attendance is expected.

The Lead Maintenance Person performs other job related duties as assigned. The above items are not exhaustive, but generally indicate the requirements of the position.

WORK FLOW

Most activities in this position are assigned, reviewed and approved by the Community Manager. The Lead Maintenance Person will have significant contact with the Assistant Manager, who, while not supervising the maintenance staff, will direct his/her work.

EQUIPMENT OPERATION

Operate personal automobile, or site vehicles, in furtherance of company business. Operate and maintain all power equipment on the site including but not limited to lawn tractors, mowers, edgers, power blowers, sewer rod's and all common power hand tools. Operate and maintain Chlorofluorocarbon recapture and recycling equipment. Understand the operation and servicing requirements for all safety equipment on the site including respirators, eye and face protection, hearing protection, and location and contents of MSDS manuals.

PHYSICAL REQUIREMENTS OF POSITION

Be able to lift and/or move up to 100 pound objects including, but not limited to, refrigeration compressors, refrigerators, stoves, dishwashers, sheetrock, lumber, piping, tools and equipment. Move, with the assistance of hand trucks and dollies, appliances and refrigeration equipment into units on all floors where said equipment operates. Any operation that involves the movement of objects that present a crushing hazard, or any operation of power equipment, requires employees to be wearing steel-toed shoes.

While performing the duties of this job, the employee is regularly required to walk, talk or hear and stoop, kneel, crouch, or crawl. The employee frequently is required to stand, use hands to finger, handle or feel and to reach with hands and arms. The employee is occasionally required to sit and climb or balance.

Be able to use ladders to access roof areas, balconies, attic spaces, and crawl spaces.

Have sufficient visual acuity to distinguish circuit breaker positions and valve positions, and to remove and reattach plumbing and electrical appliances without being dangerous to himself/herself or others.

Have sufficient muscular control to be able to refuel gasoline powered equipment without presenting any danger to himself/herself or others.

INTERNAL RELATIONS

Incumbent will regularly work with the Community Manager, Assistant Manager, Property Manger, and other members of the Maintenance staff.

EXTERNAL RELATIONS

Maintain appropriate relationships with residents, potential residents, site visitors, all site contractors, deliverymen, parts supply personnel, and vendors.

UNIFORMS/SAFETY EQUIPMENT

If uniforms are provided, maintain uniforms in clean, repaired condition. Maintain all safety equipment.

SUPERVISION & WORK DIRECTION OF OTHERS

Directs Maintenance staff (assignment of work orders, review of work completed.)

EDUCATION, TRAINING & EXPERIENCE

High School diploma or GED certificate, over 18 years of age.

Must be able to speak, read and write English.

Current and valid driver’s license in the state where you live for operation of vehicles in furtherance of company business.

At sites with CFC recycling equipment, possess or be prepared to obtain within 60 days, necessary licensure.

3-5 years of general maintenance experience preferred.

Must not be on the Denied Participation list issued by the U.S. Department of Housing & Urban Development.
