Job Summary
Member of the maintenance team will ensure that all mechanical systems and equipment are operational and properly maintained and all common areas are maintained in a clean aesthetically appealing and disinfected condition.
Responsibilities and Duties
-General knowledge of and capability to repair construction trade types (carpentry, plumbing, painting, electrical, lighting, generator, roof top units, elevators, compactor, mechanical, pool maintenance, security camera systems and access systems, etc.)
-Must be comfortable with hand and power tools, painting including drywall repair, minor plumbing, and some electrical work.
Coverage of security desk when needed
Properly performs casual labor, such as lifting/moving heavy items as directed by supervisors and following appropriate safety procedures.
-Ability to carry and move fifty (50) pounds or more throughout the property, including up and down stairways and capable of walking, ladder climbing, kneeling, reaching, bending and lifting.
-Must be fluent in English.
-Basic pool maintenance including its mechanical equipment
-Must be PC literate - Intermediate level or higher- using internet and Outlook for email.
-Ability to read and interpret blueprints.
-Coordinate fire alarm and sprinkler shutdown and drain downs with fire system contractors as needed including fire alarm testing and maintenance and basic operation of all life safety systems.
-Be responsive and courteous to owners/residents/team members.
-Perform / schedule daily, quarterly, and annual inspections of building's mechanical systems and maintain logs/records.
-Conduct preventative maintenance items on systems and equipment.
-Must be independent and use good judgment,
-Ability to weld and CPO certification preferred.
-Attention to detail required. Must be very team oriented.
-Maintain a clean orderly work environment, office, compactor room, storage rooms, closets, etc.
-Maintain exterior grounds, conduct inspections, keep walkways clear, litter, etc.
-24/7 Availability by phone and presence required during building emergencies
Qualifications and Skills
Requires a minimum of two (2) years general experience in building trades, repair and replacement maintenance or handy work. Effective written and verbal communication skills. Strong customer service, communication and interpersonal skills required.
