The Superintendent is responsible for the supervision and administration of individual jobs from start of construction to closing, in accordance with the time and budget requirements, job plans, specifications and governing codes.

Participates in preconstruction meetings with buyers to review plans and expectations.

Coordinates and supervises subcontractors and associated materials required for the construction of the project.

Serves as liaison with customers during the construction process through calls and meetings.

Completes and closes projects on schedule, including customer walk through and Punchlist sign off.

Prepares a lot in advance of starting with clearing and temporary power.

Achieves overall community cleanliness of lots and streets.

Maintains in place lawns and landscaping on sold and spec projects.

Maintains electronic schedules in our system as part of information update and invoice processing.

Ensures security of projects (locking/unlocking) and requests police reports on stolen materials.

Monitors quality of product.

Reviews and remedies the condition of completed spec homes until sold.

Assists in the coordination of warranty work as needed.

Monitors materials for excesses and coordinates pickup and credits with purchasing.

Approves sub and material invoices for payment.

Reviews variances with ACM before payment of the same.

Purchases materials not provided within normal purchasing function.

Obtains pricing for requested changes by customer during construction and review with ACM.

Reviews pre construction plan sets for corrections and/or revisions.

Maintains reimbursement records for job related expenses.

Maintains records required for bonus applications.

Remains knowledgeable on current building materials and techniques.

Notes plan errors and suggested changes and reviews with ACM for proper change request.

Directs and delegates work and assignments to Assistant Superintendents as needed.

Maintain reliable and consistent attendance.

Communicates cross – departmentally to achieve goals and responsibilities.

Read, understand and know the purpose of the Homeowner Guide.

Other duties as assigned, be flexible.

Qualifications:

Three years minimum production/commercial building experience required.

High School Diploma or GED with two (2) to three (3) years related experience; or

Technical Degree in Construction with one (1) to two (2) years related experience or Bachelors of Science Degree.

A valid driver’s license and a vehicle capable of carrying supplies and willing to drive among designated communities in daytime and nighttime.

Ability to travel as needed in general.

Ability to utilize our applications on a smartphone, tablet or laptop.

Ability to apply common sense understanding to carry out instructions furnished in written, oral form.

Ability to identify and correct conditions that affect employee safety.

Excellent communication skills
