Network Project Manager - Site Acquisition & Contracts

Job Responsibilities

  • Work with Market/Region teams on RF needs for small cell and in-building/Venue capacity needs and able to translate to a new lease and existing lease modification
  • Work with Small cell & in-building/Venue Vendors on-site availability
  • Review draft MLAs, SLAs & Leases for terms, grammar, flow;
o Review/Redline draft agreements and work with legal and vendors to finalize
  • Prepare lease packages to submit to legal
o Ensure all referenced documents are included in the package
o Work with legal to devise alternate language when required/needed
o Validate the accuracy of exhibits in the lease
  • Understand contracts - preamble, recitals, terminology
  • Manage lease from inception to final execution
  • Route agreements for execution
o Use DocuSign
o Occasionally route hard copies
  • Upon full execution, submit for administration
  • Update and report on milestones throughout the process
  • Work with Vendors and client Finance to validate capital payments and commencement milestones
o Cross-reference purchase orders/invoices.
  • Cross-train with other functional groups within the team/organization
  • Manage miscellaneous projects/tasks assigned by cross-functional team members
  • Update intakes in SharePoint and update records in client databases
  • Collect and enter data accurately and record-keeping
Minimum Qualifications
  • At least 3 years relevant experience required
  • BA/BS degree
  • Strong working knowledge MS Office Suite and SharePoint
  • (Word, Excel, PPT, Outlook, etc.)
  • Proficiency in MS Word Review/Track Changes feature
  • Proficiency in DocuSign
  • Proficiency in Adobe Professional
  • Excellent written/verbal communication
  • Understanding of general lease terms
  • General understanding of Business Finance
  • Flexible to be cross-trained, and able to work individually and in a group setting
  • General understanding of utilizing databases and data entry
  • Contract experience (Real Estate preferred)
  • High accuracy data entry skills required, eye for detail and familiarity with spreadsheets and online forms
  • Ability to work independently or as part of a team
Preferred Qualifications
  • Commercial/RE experience
  • Paralegal Certificate
  • Wireless/technology sourcing experience
  • Site acquisition experience
  • Experience negotiating, drafting, and interpreting agreements
  • Understand cell site equipment, wireless real estate development, and site acquisition
  • Ability to read technical spec sheets and architectural/construction drawings
