Wood is seeking a ROW Senior Agent I to assist in meetings with owners, attorneys or representatives to explain impacts to their property and to negotiate to acquire land and interests. The ROW Senior Agent is responsible for developing landowner relationships, negotiating and executing landowner agreements, performing preliminary title research, utilizing real time project viewer and database software, preparing agent contact notes, attending project status meeting and providing post acquisition right of way construction support.Responsibilities include:ROW Specialist report directly to Wood ROW Field Manager and are responsible for keeping the ROW Field Manager updated on project status, landowner issues, client communications, project budgeting and changes to projects scope.
ROW Specialists should have experience in dealing with governmental and quasi-governmental entities to secure non-environmental permits including railway, water crossings and federal, state and local road crossing permits.
ROW Specialists are responsible assembling easement, option and lease agreement data, permit applications, and implementing procedures and time lines for processing and completing execution of agreements and permit applications in a correct and timely manner.
ROW Specialists should have basic knowledge of civil and environmental procedures and timelines.
ROW Specialist should have knowledge of FERC and State of Texas Condemnation procedures and time lines.
Conducting relocation analysis and coordination, property management, title and closing activities.
Uses professional concepts
Knowledge of public records and pipeline construction terminology
Ability to read mapping, right of way and construction plans, company drawings, etc.
Ability to research and investigate titles to determine property ownership, mortgages, liens, judgements against the property, oil, gas, coach, mineral, surface and sub-surface rights
Ability to inventory and inspect property for relocation and property management purposes
Capable of negotiating with landowners and tenants to obtain results which are in the best interest of the company
Ability to keep and maintain orderly documentation and right of way acquisition records
7+ years of progressive experience in handling all forms of capital and operations right of way work for pipeline and renewable energy projects.
Experience in similar environment preferred
Proficiency in basic Microsoft applications for the purpose of business letters, document and contact sheet preparation, and general information retrieval
Proficiency in creating spreadsheets and entering data into company systems as required
Assignments typically involve projects of limited scope
Associate’s degree in Business, Law, Engineering, or Real Estate or equivalent experience in title research, pre-law, surveying, or abstracting is preferred
