Established owner-managed company with 20+ years of experience is seeking a Maintenance Tech for a unique 200+ unit apartment community located in Seguin, Texas. Candidate must be motivated, honest, friendly, and hard-working.

Duties, Responsibilities, and Qualifications:

-General knowledge of basic building trades to perform light carpentry, plumbing, electrical and mechanical repairs throughout the building.

-Ensure that all physical aspects of the property are at all times fully functional and maintained in an attractive condition

-Experienced certified HVAC maintenance.

-Must be a team player, hard working and dependable.

-Some computer skills are helpful.

-Assist the other Service Technicians with completion of service requests, vacant punches, occupied punches, pool care, and preventive maintenance by the set deadline.

-Assist with maintaining up to date inventories, supplies, logs, records, and schedules, ie. property tools and equipment inventory, parts/supplies inventory, warranty lists, OSHA, etc.

-Interact with residents on service calls and ensure that they are satisfied.

-Have a strong emphasis on customer service in every action on the job and help instill this value in co-workers.

-Read and understand the company Policy and Procedures manual with reference to the service maintenance job duties and responsibilities.

-Other duties as assigned by the Community Manager.

Education:

A high school education or equivalent is required. The position requires the ability to read and write English fluently, the ability to accurately perform intermediate mathematical functions and the ability to understand and perform all on-site resident management software functions.

Professional Experience:

A minimum of two years experience in residential property maintenance, HVAC Certification, or a related field is required.

Attendance:

The position requires the ability to work any of the seven days of the week, 52 weeks of the year. Due to the property staffing limitations, it is extremely critical that individuals be able to work their scheduled hours on a consistent basis and, if necessary, overtime hours when requested. The position requires the ability to serve on-call, as scheduled or as necessary.

The position requires excellent skills in the management and motivation of people and the ability to communicate effectively with residents, prospects, and vendors. In addition, the position requires, but is not limited to, the following:

-Excellent communication skills

-HVAC Certified

-Strong organizational skills

-Strong time management skills and the ability to prioritize wisely

-Strong customer service orientation

-Knowledge of on-site maintenance requirements including dealing with vendors and contractors

-Computer Skills
