The Maintenance Technician will perform routine maintenance duties such as caulking, painting, basic electrical, plumbing, window and door repairs and carpentry repairs as may be needed to keep property in rentable condition.

MAJOR JOB DUTIES/RESPONSIBILITIES:

Inspect property to determine units or systems needing maintenance and report to manager any maintenance items that require repair or maintenance.

Confer with On-Site Manager for projects requiring services of outside contractor.

Assist the Lead Maintenance (Tech I) in maintaining a six-week inventory of replacement and repair parts.

Complete Make Readies.

Assist and oversee the cleanup of the property as required.

Assist in the training of other maintenance personnel.

When requested, assist and advise On-Site Manager in inspecting and approving or work done by outside contractors.

Run errands and pick up supplies the On-Site Manager may request.

Performs other duties as required.

PHYSICAL AND MENTAL REQUIREMENTS:

Ability to move around the property in all types of weather conditions.

Ability to access second story and roof areas.

A significant amount of physical activity (walking, climbing stairs or ladders (often while lifting or carrying items), bending, stooping, squatting, kneeling, crawling, reaching above shoulder height, grasping, gripping, turning or lifting) is required on a daily basis.

Ability to hear and respond to warnings and calls for help.

Ability to lift up to 80 pounds frequently.

The mental work demands include regular attendance, working well with others, verbal contact with others, noise and occasional travel by conventional means including motor vehicle and the like within Prospera's region and other locations as required.

JOB REQUIREMENTS

Must have a High School diploma or GED.

Must have working knowledge of Uniform Physical Conditions Standards Inspection or Housing Quality Standards Inspection requirements, dependent on the type of property/properties assigned.

Must be able to read, write, and understand English.

Must be able to read and understand operating instructions and manuals for tools and equipment at the assigned location(s).

Must possess two or more years' working knowledge of basic electrical repair, plumbing repair, basic drywall, caulking, painting, carpentry, flooring and janitorial skills.

Valid Texas Driver License
