Summary/Objective

Overall management of apartments to ensure that income is maximized, expenses minimized and value preserved and increased. To achieve goals, objectives, mission statement and policies of the owner and company at a predetermined profit per annual budget. To provide professional, ethical management and service to residents.

Essential Functions

1. Create and implement an asset management and management plan for the apartments (yearly with monthly follow-up).

2. Prepare an annual budget for the apartments. Define financial objectives (monitor monthly).

3. Implement a plan to reach business objectives (yearly).

4. Implement organizational policies to coordinate objective between departments (continually).

5. Establish responsibilities of the management team and other departments and procedures for attaining objectives (continually).

6. Read, scrutinize, evaluate and investigate financial statements (monthly). Review activity reports and financial statement to determine progress and status in obtaining objectives (monthly).

7. Define personnel performance standards; establish personnel responsibilities and procedures for reaching property objectives (yearly).

8. Evaluate performance of management team for compliance with established policies and objectives and contribution in attaining objectives (monthly).

9. Plan and develop management, labor and public relations policies designed to improve the departments' image and relations with employees, public and residents (continuously).

10. Read, review and analysis marketing spreadsheets and reports (weekly). Establish rent rates, renewal rates (daily). Understand, interpret, and implement new resident rental criteria. Review all resident applications. Approve/disapprove applications and leases. Sign all leases within 48 hours of receipt.

11. Control property expenses within budget. Approve purchases daily.

12. Procure contracts to meet annual planning goals

13. Process bills and payroll information (weekly). Process End of Month and End of Year reports according to company policy.

14. Supervise, manage and establish yearly goals for the property management, maintenance and marketing departments that work towards meeting the overall goals of the property (yearly establishment of goals/continuous monitoring).

15. Respond to all emergency situations on the property (daily, nights, weekends, or holidays)

16. Perform physical inspections of the exterior and interior of the property (continuously)

17. Manage resident relations, meet with residents, correspond with residents (verbal and written) and solve resident problems.

18. Oversee general office administration including maintenance of business files systems and accounting. Insure correct performance of on-site accounting responsibility.

Supervisory Responsibility

To hire, train, schedule and supervise all property associates.

Position Type and Expected Hours of Work

This is a full-time position; typical work hours and days are Monday through Friday, 8:00am a.m. to 5:00 p.m. Weekend and after hours work when necessary.

Travel

No travel is expected for this position. Occasional need to utilize personal transportation to inspect apartment property and surrounding neighborhood, make trips to bank and also visit corporate office.

Required Education and Experience

High School Diploma or equivalent

Knowledge of apartment property management normally acquired by two years of college or comparable work experience.

Knowledge of apartment property management or management experience normally acquired by one year as a property or assistant manager.

Preferred Education and Experience

Bachelors Degree

Five years experience in property management
