KRS Holdings, Inc. is a residential property management company that manages over 75 single family homes in the Tri-Cities area. We are seeking a detail-oriented and customer service-minded individual to join our team as a Part-Time Maintenance Coordinator for this segment of our growing portfolio.

The ideal candidate will be highly organized, driven to achieve results, have excellent communication skills (both verbal and written), truly enjoy speaking with customers and striving to make their experience a good one.

The Maintenance Coordinator will review incoming work orders from tenants, secure authorization from the property owner to address the issue, and assign the work to the maintenance technician or vendor appropriate for the job. In addition, the Maintenance Coordinator will conduct move out inspections, prepare a proposal and estimate of work to be done to prepare the home for its next occupant, and will consult with the owner to secure permission to proceed before assigning the work to the maintenance tech or vendor. The Maintenance Coordinator will meet regularly with the maintenance techs and vendors and review work completed.


Primary Responsibilities

Field Maintenance Requests from Tenants and create Work Orders

Coordinate daily activities for Maintenance Tech(s) based on priority, location and timing

Oversees vendors

Communicate directly with Property Owners regarding needed maintenance and costs

Checks computer for picture/progress all day

Review completed Work Orders and update system for billing


Self-starter with excellent time management skills

Highly organized

Good at observation and inspection

Good with people. Diplomatic can communicate and deal with anyone easily and well

Experience dealing with vendors

Experience working in and out of office, splitting time

High level of technology literacy

Excellent written and oral communication skills

Qualified applicants must successfully complete a drug screen and a background investigation

Valid drivers license and reliable vehicle

3-5 years experience with residential property management

This is a part-time position of no more than 29 hours per week. Pay is $18/hour plus a monthly fuel stipend.
