located within 35 miles of central Seattle for consideration
Prefer candidates with flexible availability and that are willing to travel, as needed. The role is not suited to those with a standard 9-5, full-time position.
IMPORTANT: The inspector role involves the ability to handle urgent, as-needed tasks that may arise unexpectedly. These tasks can include posting notices, conducting property security or key checks, managing sensitive situations such as dealing with scammers or squatters on-site, and coordinating with locksmiths or police. Candidates should be confident and comfortable managing these responsibilities.
Compensation for as-needed tasks is up to $50 per hour, inclusive of gas and mileage.
What is a Property Inspection?
Ziprent is a long term property management company that requires home inspections for turnover properties after tenants vacate.

The purpose of the property inspection is:
1) To report on the interior condition of the property using a mobile application.
2) Inform Ziprent, tenants and landlord of the condition of the property before new tenants move in so potential deductions can be evaluated and any needed repairs can be made.
ATTENTION TO DETAIL IS KEY
Responsibilities:
Most inspections should take an hour depending on size and condition of the property.
Inspections will be completed at the property, by using phone, tablet or computer with internet connection.
Complete the inspection in the given time frame and at assigned appointment time
Walkthrough reports due within 24 hours of inspection
Must be reliable and punctual
Report property condition and note any defects, or issues with the interior and exterior
Document and test all keys
Pick-up smart lockboxes from alternate locations for installation at walkthrough assignments (additional $25-50 paid per pick-up)
Take detailed photos and notes for all areas of the property
Complete a form using your smartphone or computer using the Ziprent software
Requires being able to spend extended periods of time driving while making numerous stops during the day in the assigned territory - a minimum of 35 miles from city of residence.
Must be comfortable handling sensitive situations at properties such as posting notices, property abandonment, and squatter situations.
Requirements (to be considered you must have the following):
Home Inspector Certification preferred, but not required.
Property Management experience preferred, not required
Computer with an internet connection
Reliable vehicle (good gas mileage is a plus as you will be paying for your own gas)
Smartphone (Android or iPhone)
Tech Savvy- Able to pick-up and install electronic smart lockboxes
Pass a standard background check using a valid driver's license
Pay and Hours:
Ziprent pays flat rates per walkthrough assignment, based on the property size pay ranges between $75-$140
Additional $25 for each smart lockbox pick-up within 35 miles and $50 per pick-up over 35 miles (each way)
Depending on your location, availability and willingness to travel, you can receive 3 - 5 assignments per month on average. There is no set amount of inspections per month, but the work is consistent month-to-month.
Earn more as you become established, have greater availability to inspect or are willing to cover a larger territory
No additional mileage reimbursement above the flat fee per inspection.
