General contractor with backlog of terrific projects and consistent sources of new leads seeks a Jr. Project Manager/Estimator for expanding business on South Whidbey Island. We are a seventeen-year old company with dynamic ownership, expanding our field and office resources to keep pace with demand. We have twenty employees, a new 3900 square foot office/shop building, and work stretching out several years. We build some of the highest quality custom homes and remodels on Whidbey Island and are looking for a person to join our team.

You'll need some level of construction knowledge and project management experience or have recently completed your degree in either Construction Project Management or other Construction Management field. Someone with the ability to wear many hats in a fast-paced close-knit office. You'll need excellent math, verbal, and written skills, the ability to listen to and communicate with clients.

Working in a team you'll be responsible for managing all aspects of construction projects from initial client contact and estimating to contracting and coordinating subcontractors and suppliers. You'll support our Superintendents, monitoring and updating estimates and schedules and serving as the primary point of contact for clients.

Responsibilities for a Project Manager:

• Aptitude to prioritize and manage multiple projects and tasks simultaneously while working under time constraints

• Reviews construction documents and understands scope of work to bid.

• Obtains pricing for materials and bids from subcontractors.

• Prepares cost analysis using material, labor, equipment, subcontractor and overhead costs.

• Analysis of projects for cost vs. budget reporting.

• Work with superintendents and subcontractors to establish and address work procedures, complaints and construction problems.

• Develop and cultivate relationships with Client, Architects and Subcontractors.

• Partner with superintendents to keep projects on schedule.

• Issue subcontracts and write accurate scopes of work.

• Lead meetings with clients.

• Participate in jobsite meetings as necessary.

• Complete monthly cost to complete projections.

• Manage and issue change orders to subcontractors.

• Prepare, submit, and negotiate change proposals to the owners.

Basic requirements:

• Education and Experience: Bachelor's Degree or certificate program in related field and/or related experience or training. Knowledge of equipment, materials and supplies used in residential construction.

• Must be able to read, understand, and interpret construction plan sets.

• Experienced with Microsoft Office programs such as Word, Excel, Outlook. Must be willing to learn and utilize software programs or other technology to optimize productivity and accuracy.

• Excellent communication skills.

• Certificates and Licenses: Valid driver's license and current vehicle insurance require.

• Able to pass a background check.
