Through an entrepreneurial approach and collaborative work style, the organization has had the privilege of serving clients for 18 years.POSITION SUMMARY M|RED Management is currently seeking a Commercial Property Manager to join their talented team of professionals. Reporting to the President, the Commercial Property Manager will work closely with team members to accomplish portfolio objectives, ensuring overall client and tenant satisfaction. The ideal candidate will enjoy a fast-paced environment, demonstrate superior critical thinking and problem-solving skills, and work with a high level of professionalism. Primary duties for this role and requirements are as follows:RESPONSIBILITIESPrepare annual operating and capital budgets for each site and approve monthly financial packages.Ensure property portfolio performance is on target; fully leverage company resources and systems to maximize performance.Process work orders and manage the workflow of services, ensuring acceptable service levels along with accurate and timely payments.Manage project and maintenance bidding processes, including collecting and negotiating bids, and oversee the administration of projects and building services.Onboard new leases and renewals via lease abstracting.Manage vendors and service contractors and conduct proactive site inspections to ensure service level expectations and project requirements are met and on budget, in accordance with bids and contracts.Participate in enhancing established Preventative Maintenance plans for each building, in addition to minimizing risk and ensuring safety and compliance.Oversee responsibilities and work of two support staff team members.Develop and implement programs and processes that reduce short- and long-term operating costs and increase productivity.Support and adhere to company policies while delivering services that meet client requirements, local, state, and federal regulations, and industry standards.Participate in a wide variety of other projects and tasks as assigned or requestedREQUIREMENTSCompetencies, Skills, & AbilitiesExcellent interpersonal skills with strong written and verbal communication skills.Distinct leadership, organizational, and management skills with professional and diplomatic demeanor.Strategic thinker with implementation orientation. Self-starter attitude that develops constructive solutions and originates creative ideas.Meticulous, with strong attention to detail and accuracy in record keeping, with excellent follow-through.Demonstrated ability to manage budgets and expenses.Work well independently and take initiative while actively participating in a team environment.Work effectively in a fast-paced setting with changing priorities and ability to problem-solve and respond quickly to client and staff requests and needs.Demonstrates the highest level of integrity and business ethics.Advanced knowledge of Microsoft Office programs and property management software.Education & ExperienceAt least three (3) to five (5) years of previous managed services experience is required.Bachelor's Degree in related fields is preferred.
