This position is for the super-organized person who enjoys working with people and providing great customer service. This position will be responsible for keeping all resident and owner files up to date in YARDI, accounting for rent payments, handling delinquencies, reviewing and delivering resident and owner monthly statements, and ensuring the completion of resident and owner maintenance requests. As the Assistant Property Manager, you will also assist with the turnover process with new leases and lease renewals. RESPONSIBILITIES:

Assist with leasing, marketing and resident relations

Show, lease and move in prospective residents.

Maintaining an excellent customer service relationship with residents, owners, vendors, co-workers and the community.

Stay on the cutting edge of market conditions, trends and product knowledge in the community and competitive communities.

Assist in the efforts to maximize rental income and high occupancy through sales and marketing plans.

Provide clerical and phone support.

Monitor the timely receipt and reconciliation of rent collections and ensure landlord/tenant statutes are followed.

Maintain a calendar of scheduled move-ins, ensuring all move-in appointments are completed and all apartments inspected and compliant with established standards prior to move-in.

Prepare and deliver all legal and formal notices in accordance with state law and company standards, including but not limited to late notices, change in term notices, and lease violations.

Demonstrate ability to resolve resident complaints and direct pertinent issues and matters to the Director of Property Management.

Complete all YARDI computer training sessions and other YARDI processes in accordance with operational policies and procedures.

Conduct resident move-outs in accordance with state law and company standards.

Ensure timely collections of all rent receipts through the preparation and distribution of delinquency reports to the Director of Property Management.

Communicate effectively with owners, residents, vendors and co-workers.

Assist and ensure all resident and owner complaints are handled promptly and appropriately.

Adhere to established company standards for screening applicants for residency.

Participate in planned resident and owner activities.

May be responsible for entering in invoices for payment, if applicable.

Other tasks or duties as assigned by supervisor.

Main areas within role include; Leasing duties, Administrative functions, Resident retention, marketing and social media, safety, and travel to buildingsESSENTIAL JOB FUNCTIONS & SKILLS:

Excellent ability to effectively communicate with residents, owners, prospects, co-workers, and vendors.

Strong administrative and organizational skills

Strong time management skills and ability to prioritize wisely

Strong customer service orientation

Good understanding of basic accounting practices

Knowledge of on-site maintenance requirements, including dealing with vendors and contractors

Ability to lease an apartment

Knowledge of state law as it relates to handling of Security Deposits and other resident-related fees and charges

Fair Housing Certification, willingness to obtain prior to interacting with prospective residents.

Competence in operation of telephone, business calculator, copy machine, facsimile, personal computer/keyboard, Microsoft Office including Word, Excel and MS Outlook and YARDI software preferred.

Must possess a positive attitude and the ability to smile under all circumstances.

Participate in training in order to comply with new or existing laws.

Neat, clean, professional at all times throughout the workday and/or whenever present at the properties

Demonstrate ability to diffuse and respond to customer concerns to avoid escalation of the problem.HOURS:

Full time / 35 - 40 hours per week

Normal hours are Monday through Friday 8:30AM – 5PM.

Occasional weekends required for apartment showings & apartment turnsCOMPENSATION:

-Negotiable salary based on experience & skills

-Insurance & benefits package w/ paid time off
