The Maintenance Technician performs master level heating, ventilation and air-conditioning work required to maintain and repair electric, electronic and pneumatic control systems, with their supporting machinery, specialized temperature control equipment, heating/air-conditioning equipment. The Technician will perform maintenance functions associated with facilities systems. This includes but is not limited to structural, electrical, plumbing, heating, and air conditioning/ventilation.

Education/Qualifications

  • Previous experience in HVAC field of 5 years.
  • EPA Certification Type I & II for refrigerants, or ability to get certified. EPA Certified Universal Refrigerants a plus.

  • Valid driver’s license



Knowledge, Skills & Abilities

  • Work as a team member and foster a cooperative work environment

  • Basic, routine, and advanced HVAC installation, troubleshooting, repair and maintenance.

  • Knowledge of HVAC systems that incorporate digital control systems and are linked to computer based management systems

  • Knowledge to develop heating, ventilating, and air conditioning system modification plans

  • Refrigerant recovery knowledge and possess certification
  • Control apparatus including switches (electric, electronic and pneumatic), relays and thermostats and computers

  • Basic electrical systems, wiring principles and troubleshoot/repair
  • The occupational hazards and safety precautions of the trade

  • Current trade methods, materials and equipment

  • Applicable state and federal regulations

  • Knowledge of mechanical systems, building materials, and emergency maintenance

  • Knowledge of local fire and national electrical codes

  • Use tools applicable to the trade

  • Select appropriate materials based on application and amounts required

  • Understand and carry out oral and written instructions and communicate clearly and concisely

  • Troubleshoot and isolate defects

  • Read and interpret construction drawings, sketches, diagrams, construction drawings and specifications

  • Move objects weighing up to 70 pounds regularly

  • Read, understand and follow safety procedures



Working Conditions/Physical Requirements

  • Various indoor mechanical room environments
  • Various outdoor environments to include roofs, and ladder access

  • Regular exposure to hazards of potentially dangerous power and hand tools, dust, fumes, refrigeration chemicals, high and low temperatures, and confined spaces.
  • Respond to emergency calls on a 24 hour basis

Responsibility/Duty

HVAC: Troubleshoot, repair, maintain or overhaul HVAC systems including temperature control devices and refrigeration equipment.

Responsibility/Duty

Control systems: work with different control systems on a daily basis to ensure campus buildings are comfortable. This includes scheduling, troubleshooting and programing of the control systems.

Responsibility/Duty

Input and complete preventative maintenance work orders for equipment and assets. Use and understand Outlook, Windows and other computer program systems.


Percentage of time

Responsibility/Duty

Perform maintenance on plumbing, electrical, and other facility systems as needed and assigned by the maintenance supervisor.


Percentage of time

Responsibility/Duty

Campus safety duties: facilities security, safety communication, and reporting.
