At NMS, we expect our employees to fulfill that mission in every aspect of their work.SummaryThis position carries out those activities required to maintain and correct damage and make repairs to physical buildings, structures, and facilities as well maintenance, and repair of machinery, equipment, and cleaning equipment of assigned facilities. Additionally, this person will do a variety of work involving equipment use such as scissor lifts and necessitate regularly working from ladders, and may also be responsible for some minor electrical repair work.Essential Duties and ResponsibilitiesPerform repairs and preventative maintenance duties required in the construction skills trades, on various HVAC assets.
Perform various HVAC related tasks at local and remote sites across the state of Alaska, such as filter changes, coil cleaning, small window style AC unit replacement, etc.
Performs repairs on various Client facilities per manufacturer recommendations and industry standards.
Tests and repairs various systems and equipment using meters, schematics, drawings and manuals.
May perform a variety of other duties required to maintain and operate commercial or industrial equipment and facilities.
Willing to perform required administrative and documentation tasks to maintain a log of all work performed, parts needed and used on all work requests.
Must adhere to strict safety policies and standards at all times.
Works with a variety of skilled trades and/or skill sets in all aspects of Facilities Maintenance to include but not limited to, modular furniture, interior partition walls, suspended ceilings, doors and door hardware, cabinets and counters.
Performs interior and exterior painting using a variety of paint and applications.
Modifies and repairs interior/exterior walls systems, roof systems, floor coverings, windows and window coverings.
Repairs overhead doors, personnel doors and hardware pertaining to said doors. Monitor security systems as needed/requested by client.
Makes repairs to chain link and/or security fencing, parking lots, sidewalks, private drives, building grounds.
Ability to perform electrical work such as replacing receptacles, switches, contactors on HVAC equipment or in relation to specific equipment, motors for air handlers, lighting lamp change outs, may replace ballast as needed depending on voltage.
Performs ergonomic changes to modular furniture and any office furniture as needed per client request.
Performs augmentation of winter snow removal for multiple buildings throughout Interior District to include but not limited to all entrances and ancillary doors and sidewalks within specified vicinity.
Performs locksmith duties as needed or required per client and manager, i.e., replacing locksets, changing out Interchangeable Cores, cutting keys, pinning cores, etc.
As an example, some other duties and responsibilities this position may require as follows. Repairs or maintain damage to walls and flooring to include:
Hanging Cabinets, fixtures, pictures, etc.
Drywall installation/repairs, painting
VCT Flooring installation/repair
Sheet vinyl installation/repair
Carpet/ Carpet tile installation/repair
Concrete installation/repair
Cleans work area, tools, and equipment.
Regular day shift, M-F but position may involve night or weekend work on an as needed basis, required to respond during off duty hours.
Escorts and/or assists other Subcontractors regardless of skill set/trade, to include but not limited to HVAC, Electrician, Plumber, etc. working in and for facilities maintenance.
This position requires approximately 35% travel out of Fairbanks area to remote sites, however, depending on client needs/requests, technician could be required to travel more often. May be required to travel within hours of client request to any site throughout the State of Alaska.
Ability to use GPS or similar devices to locate ‘Hard to Find’ remote sites.
Ability to perform water sampling of boilers and hydronic systems.
Must be willing and able to fly on small aircraft to said remote sites.
Must be able to work well with others as directed and be a team player.
Must be able and have some experience to assume a Supervisory role and/or job site Lead technician.
Must have the ability to instruct others as a lead technician in a professional manner.
This position is responsible for the supervision of staff as needed.
Other duties that are pertinent to the department or unit’s success also may be assigned.
QualificationsA high school diploma or GED equivalent.
Minimum three (3) years of directly related Facilities and/or Building Maintenance experience.
Division of Fire and Life Safety Class II Fire Extinguisher Permit.
After hours/on call availability as needed.
Valid Driver's License and acceptable driving record for the past three (3) years to be eligible under company vehicle insurance policy.
Must be fluent in speaking, reading, and writing English.
Working Conditions and Physical RequirementsWeather: Indoor/Outdoor – occasional exposure to harsh weather conditions; requires work to be done both inside and outside.Noise level: T he noise level in the work environment is usually that of a standard office atmosphere.Description of environment: Office building with standard office environment.Physical requirements: Employee is required to occasionally lift and/or move up to 50 lbs. Frequently required to sit, stand, walk, use hands/fingers to handle or feel, climb, stoop, kneel, crouch or crawl, talk/hear, see, taste/smell, and carry weight/lift.Travel: Employee may travel up to 25% of the time throughout Alaska and/or remote locations and may be required to use alternative modes of transportation, including but not limited to snow machines, boats, small airplanes and ATVs.
