We are seeking an energetic and proactive candidate for our Assistant Manager role that has a positive attitude, can handle change and operates with integrity. This position can be full-time or part-time and will work under the direct guidance of the store Manager.

Essential Duties and Responsibilities-

Sales and Revenue:

o Maximize conversions of telephone, email and walk-in inquiries into rentals

o Promote the company and self storage in the community through community events, community marketing and other community outreach

o Develop and execute marketing strategies at your location to increase sales

o Have a firm grasp of market statistics based on competitor information

o Actively review property revenue reports and make recommendations to increase revenue

o Ability to consult and sell merchandise based on customers needs

o Identify opportunities to drive process improvements that positively impact the store revenue and align to the goals and objectives of the company as well as the customers needs

Financial Management:

o Accurately manage cash and balance receipts

o Follow up on delinquent accounts and pursue collections when needed

Customer Service:

o Always answer phones in a friendly, pleasant and professional manner

o Greet customers promptly, enthusiastically and professionally

o Provide prospective customers with the right information at the right time with a firm understanding of our self storage advantage and property features in order to close the sale

o Resolve customer issues in a timely and effective manner

o Must operate well in a small team environment as this position will report directly to the onsite Manager

o Onsite Manager will provide ongoing coaching and training with a key focus on employee development and self-improvement

Administrative Duties:

o Maintains accurate records for each customer including; contracts, insurance and change of address forms, addendums and any correspondence to or from customers

o Understands and effectively uses SMD Management Software

o Maintains accurate merchandise inventory

o Keeps auction files updated and accurate and knows the State Self Storage Statute.

o Compiles required and assigned reports and projects correctly in a timely manner

o Consults the Operations Manual & Employee Handbook on a regular basis for answers, clarifications and consistency

Operations:

o Ensures the proper appearance of the property by cleaning units, sweeping, mopping, removing debris, wiping windows to ensure the company standards of cleanliness and appearance are met and exceeded

o This position can be physically demanding, so certain physical requirements must be met to be considered for this role including the ability to;

Lift at least 35 pounds

Use power tools including an angle grinder for lock cutting

o Monitors security system, customer access patterns and digital video recorder to resolve security issues; performs lock checks on a daily basis

o Regularly audits the physical conditions of a facility; performs minor maintenance and coordinates with any contractors hired for minor and major improvements

Qualifications:

A High School diploma/GED equivalent and at least two years of related experience and/or training in direct sales, retail and/or customer service is required

Clear communication and positive attitude

Attention to detail and ability to multi-task

Applicant must have the ability to read and write routine reports and correspondence, use a computer, and present information to groups of managers, customers and the general public in English. Spanish as a second language is a major plus

This position involves the usage of multiple Windows based computer systems. A solid understanding of Microsoft Outlook is important

Having solid math skills are a must; including the ability to add, subtract, multiply, and divide all in units of measure, using whole numbers, common fractions, and decimals

Prior SMD Management software experience is a bonus

The Self Storage Assistant Manager must be available from 8:00 AM to 6:00 PM, Monday through Saturday. Sunday hours are 10:00 AM to 4:00 PM. The Assistant Manager will generally split time between an office environment and outside work tasks. These outside tasks may need to be performed in either extreme cold or extreme heat

Requirements: Automobile insurance, Arizona Driver's License, able to pass Background Check.

Hours are as follows:

Friday- 9:00am - 6:00pm

Saturday- 9:00am - 6:00pm

Sunday- 12:00pm - 4:00pm

Monday- 8:00am - 5:00pm
