Essential Qualifications
Business Development:
Identifying, evaluating, and developing relationships with General Contractors / Developers to facilitate project bid awards.
Contract Negotiation & Management:
Negotiating contract terms, pricing, and deadlines to secure the best value and maintain strong vendor relationships.
Budget & Cost Control:
Implementing and maintaining project budgets, analyzing cost deviations, and identifying opportunities for cost savings on materials and services.
Prepare Bids and Budgets:
Review estimator provided proposals, Prepare final bid proposals, submit, and set project budgets.
Collaborate with Stakeholders:
Work closely with clients, senior management, architects, engineers, vendors, and subcontractors.
Manage Subcontractor Bids:
Solicit, review, and validate bids from various subcontractors.
Maintain Documentation:
Keep organized records of preconstruction bid costs, supplier pricing, and other working documents.
Provide Updates and Reports:
Present findings, cost estimates, and progress reports to project managers and other relevant parties.
Compliance & Risk Management:
Ensuring that all procurement activities comply with company policies, building codes, and relevant state and federal regulations.
Documentation & Reporting:
Maintaining accurate records of pre-construction contracts.
Industry Knowledge:
A strong understanding of civil construction and industry trends is crucial.
Negotiation Skills:
The ability to negotiate pricing, terms, and deadlines with General Contractors, vendors and suppliers effectively.
Financial Acumen:
Skills in cost analysis, budgeting, and contract management are essential.
Interpersonal & Communication Skills:
The ability to communicate effectively with internal teams, suppliers, GC's, and regulatory agencies.
Organizational Skills:
The capacity to manage multiple projects, prioritize tasks, and handle simultaneous demands.
Technological Proficiency:
Familiarity with construction procurement software. Roctek software experience a plus.
Minimum 3 years of Procurement, Project Management and Estimating experience required.
