We are seeking two new Area Managers of Operations based in the Phoenix area. This position ensures that the operations of the properties in assigned area of oversight in Arizona are in compliance with the standards and expectations of Operational Excellence and other stated guidelines of Mercy Housing Management Group (MHMG). Responsible for monitoring and directing all management-related activities with site-level personnel and other Mercy Housing-related departments to ensure that the Essential Functions are met on a regular and consistent basis. Assists Area Director with functions and projects outside the scope of the assigned properties.

Duties:

Ensures that rent collection procedures are followed, and benchmarks are achieved.

Achieve rents allowed under regulatory programs.

Proactively develops and manages property budgets.

Regularly reviews and negotiates contracts.

Follows regulatory compliance and completes compliance reporting.

Minimum Qualifications:

High School Diploma.

Working knowledge of applicable local and federal housing laws, including Fair Housing and Landlord and Tenant laws.

Experience generating property budgets and managing affordable housing developments, including HUD, Low Income Tax Credits, Rural Housing, and Tax-Exempt Bond properties.

Exposure to/familiarity with community organizing, services, and programs.

Preferred Qualifications:

Bachelor’s degree in Business Administration, Real Estate and/or equivalent combination of education, experience, and training in a related field.

Minimum three (3) years’ experience as a supervisor of multi-housing and/or property management.

Certified Property Manager or similar certification.

Knowledge and Skills:

Superior written and verbal communication and relationship management skills.

Comprehend and communicate in the English language both orally and in writing.

Interpret and understand financial information generated from property management software reports.

Intermediate proficiency with Microsoft Office products.

Demonstrate highly effective problem-solving and flexibility skills while remaining focused on solutions.
