Department: Building Maintenance

Shift: Various shifts from 5am-10pm

Reports to: Regional Manager

Job Summary:

As a Regional Maintenance Manager, you will be responsible for overseeing the day-to-day maintenance operations across all 5 AZ locations (Gilbert, Glendale, Marana, Phoenix, and Surprise), maintenance department employees and managers, and physical upkeep of the assigned properties, and for ensuring that the property is compliant with American Furniture Warehouse’s policies and standards, in addition to all local, state, and federal regulations. The ideal Regional Maintenance Manager is expected to have fantastic organizational and time management skills. You will display natural leadership and possess fantastic communication skills with a great eye for detail. To ensure success, a Regional Maintenance Manager should display strong problem solving and decision-making skills with a solid understanding of building maintenance, repairs, refurbishments, cleaning and managing staff. Top candidates will be fantastic at building and equipment maintenance procedures and have extensive knowledge of multiple building maintenance areas in addition to health and safety regulations and practices.

Duties/various:

Typical duties include but are not limited to:

Screen, interview, and provide hiring recommendations for maintenance personnel.

Oversee maintenance staff performance and when necessary provide coaching and/or progressive discipline in accordance with company policy and procedures.

Supervise and direct the activities of all maintenance staff to ensure the safe, efficient, effective, and timely completion of tasks and responsibilities.

Ensure that all maintenance staff and outside vendors execute all tasks in compliance with all health, safety, and OSHA programs and regulations, company policies and procedures, and federal, state, and local law and/or ordinance.

Scheduling and payroll for all maintenance staff.

Maintain all buildings, grounds, facilities, and equipment based on AFW objectives and standards.

Maintain HVAC, plumbing, mechanical, and electrical systems at the assigned property in excellent working order and in compliance with property objectives and standards.

Make recommendations for equipment and systems replacements.

Work independently and with other team members to complete repairs in a safe and timely manner

Create and report repairs throughout shift. Complete required work orders, document parts and material usage

Make emergency and or customer house calls as needed.

Test repaired items and areas to verify repair if needed.

Apply technical standards, professional judgment in making decisions.

Always ensure your safety and the safety of all others.

Ability to work a flexible schedule.

Abide by all company policies and procedures.

End each shift knowing you made a difference

All other duties assigned by the Warehouse and Facility Manager as directed.

Qualifications

Vocational/technician training in general building maintenance, electrical and plumbing

Experience working with heating, ventilation, and air conditioning (HVAC) systems preferred

Knowledge of electrical, drywall, and plumbing repair

Skills in operation of various machinery, tools, and equipment

Excellent communication skills including written and verbal

Valid Arizona Driver’s License with a clean driving record is required.

Must have own tools.

Ability to work with minimal supervision.

Ability to effectively communicate with co-workers.

Ability to safely operate vehicles and equipment to test and troubleshoot for proper operation before and after maintenance

Knowledge of workplace safety procedures.

Preferred Qualifications:

Previous experience as a Maintenance Manager or Supervisor.

Compensation Package:

Pay rate: Salaried starting at $60,000/year and up depending on experience

Supervision Given and Received:

This position supervises a staff of 20+ people in landscaping, building maintenance, janitorial, and the recycle pit at any given time. This position is supervised directly by the Regional Manager.

Computer Skills:

Basic computer skills required.

Certificates and Licenses:

Maintenance certifications preferred such as HVAC, electrical, etc. Recycling and Environmental Health and Safety certifications/licenses preferred.

Education and Experience:

High school diploma or GED is preferred; maintenance related degree preferred; equivalent combination of education and experience accepted in lieu of diploma.

Physical Demands:

 Requires the ability to maneuver in confined and at times congested areas.

 Requires the ability to sit, stand, walk, stoop, & bend for 8 hours a day.

 Requires constant use of arms, hands, fingers, eyes, legs, and back.

 Ability to move, lift, carry, push, pull, and place objects weighing 50-100lbs

 Able to work shifts that are 8-12 hours long.

 Ability to work 0 to 35 feet above the ground.

 Able to work in various weather conditions. The physical environment requires the employee to work both inside and outside in heat/cold, wet/humid, and dry/arid conditions.
