Our company is taking over operation of a warehouse in Tucson and we need part-time help managing it. Here is a general list of the tasks

1. We typically rent the space on our site from customers we source through various advertising channels. But some percentage of customers want to see the space and so we hold once a week tours, typically at 10am or 3pm and all interested tenants are asked to show up at that time. We would need someone to walk through the area and answer questions. This typically takes 15-20 minutes.

2. The day the tenant arrives to move in someone needs to greet them, give them a key to the building and to their space. They might show them to the restrooms, how to work the rolling doors, what the wifi code is, where the security cameras are and how to access that system. We will provide the tenant with much of this info by email, but great to have it confirmed in person.

3. Once a week there needs to be a visit and a walk through. Could be on the same day as the tour. It’s possible that a facility would fill with tenants that are hardly ever at the facility. It’s also possible that a number of tenants would be working every day in their space. A walk around and a “hello” would be important.

4. There are occasional issues that arise. Some tenants may have complaints about other tenants. We will channel these complaints to our home office, but we might want to work with the onsite manager to do something – provide independent verification of an issue for example. It’s just important that we have a person who can go to the facility and deal with people face to face.

5. On the rare occasion that something must be fixed by a vendor the onsite manager would need to be there to greet and oversee this work.

6. Finally, there is the matter of labor management. In our Southern California facilities we offer the service of loading and unloading palletized inventory. This isn’t something that is a big part of our operation but it can be the difference between losing or closing a tenant. If we had an onsite manager who could drive a forklift, that would be fantastic. I think that’s probably not likely. We would more likely be bringing in a driver to do this work on an ad-hoc basis. That person will need to be supervised by the onsite manager.

We are guaranteeing 16 hours a week, and will sometimes have more hours needed. If the program expands to other warehouses we may be able to offer full-time work in the future.
