Job Title - Tucson Residential Property Manager Experienced with Related Background trade skills
OVERVIEW
Property Manager will manage and oversee all operations of 24-unit apartment complex near the University of Arizona. The Property Manager will handle unit turnover, tenant screening, as wells as oversee repairs and maintenance. This is a 24-Unit Residential complex located at 3150 E. Bellevue St. in Tucson and the manager handles all aspects of property management and operational responsiblities.
MAJOR DUTIES
1. Oversees the daily operation of the property
2. Oversees unit turnovers including identifying painting and needed repairs,
Informs tenants of lease termination procedures
Contacts tenants prior to lease expiration and encourages lease renewals and completes paperwork for renewals prior to lease expiration
Completes end-of-lease walk-throughs and prepares disposition of deposit statements
Inspects apartment condition, arranges for needed cleaning and inspects after cleaning is completed
Obtains new address of tenants and mails disposition of deposit statements
3. Monitors the work completed by the property staff
Prepares work orders for both outside and inside work
Hires contractors to perform repairs and upgrades
Confirms identity and inspects licenses of contractors
Purchases supplies, collects receipts for supplies from contractors
Inspects work and approves and signs off on the quality of repairs
Collects invoices from contractors
Maintains repair and upgrade log
4. Monitors and processes rent collections.
Collects rents and deposits rent checks by the 6th of the month
Ensure all rent and past dues are paid, and all efforts are made to collect all rent including late fees
Implements follow through with delinquent account procedures, including evictions and bad debt write offs.
Notifies owner of any delinquent rents
Prepares 5–day and 10-day letters for non-payment of rents and other lease violations, contacts attorney and assists with the eviction process
5. Markets and leases property according to Company policies and applicable state and federal laws.
Develops marketing program
Monitors trends in the market and determines frequency and advertising needs
Prepares advertising copy, takes photos and videos for posting
Recommends advertising and reviews with owner
Places ads and maintains advertising log
Stages units to improve marketing response
Handles tenant referrals for future tenants
6. Oversees and assists with the processing of applications
Answers emails and tenants applicant phone calls promptly
Interviews potential applicants
Shows the apartments to potential applicants
Accept and inspects all required verifications including income and identity verification for placement in tenant files
Runs credit reports and background screening reports and approves tenants
Prepares leases
Reviews lease and community policies with tenants
Abides by Fair Housing and other government regulations for landlords and tenants
Collect deposits and rents for new tenants
Distributes and collects keys when tenants vacate units
Monitors, updates and maintains an accurate waitlist for apartments in accordance with governing regulations.
7. Maintains professional and positive relationships with tenants, agencies, community members, and vendors
8. Resolves resident problems, conflicts, and lease violations and documents these activities in tenant files.
9. Consults with legal counsel and attends court hearings as needed.
10. Walks the property weekly to ensure it is maintained in a clean, safe and attractive manner at all times.
11. Conducts periodic and consistent inspections of all units on the property
- Inspects for plumbing leaks
- Observes the condition of the unit and notes any damages
- Asks tenants to report any issues
- Reports any issues with laundry equipment to WASH Laundry, the complex contractor
- Makes recommendations for property improvements to the owner
12. Prepares the property for any audits or inspections.
13. Reports major emergencies or incidents to owner
On-call 24/7 in the event of a major emergency (fire, flood, violent crime, etc.
Responds to the property within 30 minutes in the case of such an emergency.
14. Assists with vendor payments and preparation of financials –TBD
REQUIRED EXPERIENCE
Bachelor’s degree preferred
Minimum 3 years’ experience as a property manager
Minimum 3 years’ experience in a supervisory role.
Legally able to work within State and Federal guidelines
PHYSICAL REQUIREMENTS
Continuous standing and walking
Able to walk up and down stairs
Bending, lifting, and carrying up to 40 pounds.
Constant face-to-face interactions with customers.
Ability to multi-task and remain positive

E. Project Management with track-record of on-time project completion

Background: After tenant moves-out, restore the property to move-in condition for the next Tenant move-in within 10-15 days.
WORKING CONDITIONS
Schedule flexibility including nights and weekends as well as on-call availability
Car and valid driver license and insurance required
