Facility Maintenance Manager
The Maintenance Manager is responsible for the daily repair and upkeep of property. The scope of work includes repairs, maintenance, landscaping and cleaning which includes removing trash/debris to ensure the site has excellent curb appeal.
Position reports to: Facility Manager
Perform general repairs that include, but are not limited to: door latches, door springs, door handles, light bulbs in hallways and on buildings.
Perform preventive maintenance tasks that include, but are not limited to: lubrication of door springs, lubrication of gates chains and drives.
Maintain a clean site, includes pickup and removal of garbage and trash, washing windows and sliding doors for the office, removal of bird nests.
Maintain landscaping - keep plants pruned, ensure no plants or bushes interfere with vehicles access on driveways, no groundcover over curbs.
Clean units upon tenant moveout.
Paint as directed (units, gates, fences, office, bollards, fire hydrants)
Maintain parking lot in good clean condition; keep asphalt/concrete free of all weeds. Maintain general parking spaces in good condition, this includes handicap spaces with correct markings.
Maintain visible space numbers and parking stripes for parking spaces used as rentals. Maintain rest rooms in good working order.
Maintain Company maintenance unit in clean and organized manner.
Maintain record of facility owned equipment, tools and inventory of supplies. Tool inventory should include make, model and serial numbers.
Supervise any day labor engaged for special projects
Provide General Security on the property
Use electronic timeclock to manage shift hours
