Position: Assistant Property Manager
Location: Hartford, CT
Schedule: Monday - Friday; 8am - 4pm
Salary: $22 - $25 DOE
Your Responsibilities:
The primary responsibility of this position is to assist the Property Manager in maintaining the physical assets and maximizing the financial returns from that asset in accordance with the owner’s objectives. The Assistant Property Manager will also be responsible for assisting in supervising and developing all on-site personnel. You will assist the Property Manager with special projects and administrative tasks and ensure staff compliance with company policies and procedures. Ensures staff performance of duties on a timely basis.
Duties include, but are not limited to:
Answering Phones
Creating and maintaining files
Creating and maintaining work orders
Communicating with residents, staff and vendors
Administrative support to Property Manager
Coordinating move outs and tenant files with main office
Supervises all vacant apartment make-ready procedures
Responsible for general office operations including upkeep of office records and filing system
Maintaining our Property Management software which includes inputting and retrieving data and depositing rents on a daily basis
Monitor work orders and regularly review open work orders with maintenance staff
Process Resman reports as needed; Coordinate vendor scheduled and required service appointments
Process invoices and obtain bids for capital needs
Respond to HPD inquiries, inspection requests, violations, notices etc.
Must be able to work under pressure, multi-tasking is a must as you cannot run day to day operation without this very important skill.
Interacting with current tenants with any issues they may be having, working on preparing new leases for tenant, working with current tenants on lease renewals
Your Qualifications:
2-3 years property management experience that includes Section 8, and other special programs
Excellent organizational skills
Strong resident relations skills
Solid computer and communications skills
Ability to communicate effectively, both verbally and in writing
Ability to take initiative and be self-motivated
Proficient in multi phone line
Proficient with Microsoft Office Suite (word, excel)
Bilingual English/Spanish preferred
Must have reliable transportation.
