Title: Project Manager / Assistant Project Manager
Location: Norwich, CT
Job Summary:
We are seeking experienced professionals for multiple openings at various levels: Project Manager, and Assistant Project Manager. These roles focus on the ground up construction and the conversion of historic manufacturing mills into luxury residential apartments, with an emphasis on preserving the character of historical buildings while delivering modern, high-quality living spaces.
The ideal candidates will have a proven track record on historical renovation, and on ground up construction, particularly in wood-frame over-podium construction. Strong expertise in project planning, budget management, scheduling, value engineering, and proficiency with construction management software like Procore and Microsoft Project is essential.
Key Responsibilities:
Project Oversight & Strategic Planning:
Lead all phases of historical renovation projects, from initiation to completion.
Develop detailed project action plans, including schedules, resources, and work plans.
Integrate value engineering principles to enhance efficiency and cost-effectiveness.
Working with the building departments and design teams.
Budget & Cost Management:
Oversee project budgets, ensuring strict adherence and identifying cost-saving strategies.
Monitor financials, track expenses, and adjust as necessary to stay within budget.
Risk Management & Safety Compliance:
Identify potential project risks and implement mitigation strategies.
Ensure strict compliance with OSHA regulations and construction safety standards, tailored to the complexities of historical renovation.
Scope Development & Contract Negotiation:
Define project scopes of work and lead contract negotiations with subcontractors and vendors.
Respond to RFQs with competitive and detailed proposals.
Team Leadership & Stakeholder Coordination:
Manage cross-functional teams, including subcontractors and vendors, ensuring alignment with project goals.
Serve as the primary point of contact for stakeholders, facilitating clear communication and timely issue resolution.
Schedule Management:
Develop and maintain detailed project timelines, ensuring key milestones are met.
Proactively manage schedules to prevent delays and optimize workflows.
Historical Renovation Expertise:
Apply knowledge of historical preservation techniques to maintain the integrity of manufacturing mill structures during conversion.
Oversee the use of materials and methods suited to both historical restoration and modern luxury construction.
Technology Utilization:
Leverage project management software such as Procore and Microsoft Project to track progress and ensure efficient coordination.
Stay updated on the latest tools and technologies relevant to construction and historical renovation.
Qualifications:
Education: Bachelor’s degree in construction management, architecture, engineering, or a related field.
Experience:
o 3 to 10+ years of experience in construction project management, with a focus on historical renovations, luxury residential, and wood-frame over-podium construction.
o Experience requirements vary by role level (Senior PM, PM, or Assistant PM).
Skills:
o Strong communication, negotiation, and leadership abilities.
o Proficiency in Procore, Microsoft Project, and other construction management tools.
o Deep knowledge of value engineering, budget management, and historical preservation techniques.
Additional Requirements:
Role based in Norwich CT, with travel to project sites as required.
Comprehensive understanding of OSHA regulations and commitment to a safe work environment.
Work Environment:
A blend of office-based work and on-site project management.
Travel required for supervision, coordination, and stakeholder meetings.
