Facility Caretaker - Self Storage Facility

This position is a part-time, independent contract position for a self-storage facility in Groton, CT. The facility has 2 locations – one in Downtown Groton and one in Center Groton, they are about 7 minutes from each other.

First and foremost, we are looking for somebody who will look after the facility with care and purpose. The caretaker must be a proactive and highly responsive problem solver with an "ownership mentality."

Our unit rental process is designed to be contactless online move-in and move-out; however, the facility needs to be maintained in a presentable manner for customers. The person should be handy with tools and able to fix minor issues with units, such as doors, lights, and the gates. This person should also be able to ensure the facility is neatly kept and be able to coordinate with any outside maintenance or other third party vendors as needed.

THIS IS A NOT A FULL-TIME POSITION . We anticipate you will need to visit both locations twice per month. Most visits can be on your schedule, but there will be the occasional unscheduled trip needed when something pops up.

Responsibilities include but are not limited to

Be responsible for facility maintenance and cleanliness:

Walk the facility (2x month) and make sure that the correct units are locked/rented as indicated by the online customer records

Perform any “overlocks” or remove any “overlocked” units.

Cut off any locks that are on unrented units.

Clean vacated units on a timely basis and prepare units for future rentals.

Work to ensure the maintenance of both facilities are well kept

Lighting is proper, gates are functioning properly, any rollup doors are fixed in a timely manner, etc…

Perform minor maintenance repairs when needed.

Ensure that grounds are free of outdated materials, debris and trash, and maintain general cleanliness of the facilities.

Report facility issues, unsafe conditions, and defective equipment to owners.

Be available on-site for any service appointments

Miscellaneous:

Maintain professional, courteous relationships with existing and prospective customers, company vendors, community business members, and company owners.

Have a weekly monthly call with owners to address any and all of the above.

The successful candidate will have:

Must have your own tools and transportation.

A minimum of one to two years of related maintenance experience.

Ability to work independently with minimal supervision.

Ability to communicate and interact professionally with owners over text and email

Ability to make basic repairs and use simple tools and equipment.
