Commercial Site Manager

The Robbins Companies is a fourth-generation commercial property owner-operator. We seek a Commercial Site Manager for our Prices Corner Shopping Center in Wilmington, DE. The successful candidate will join a great team of professionals who aim to ensure our tenants have the best possible location and assistance for their retail space. The Commercial Site Manager will be responsible for the following:

Manage day-to-day general operations and maintenance of the property. Inspect the property and property systems regularly for damage and aesthetics and report any issues.

On-site property systems include:

1. Structure

2. Roof

3. HVAC

4. Plumbing

5. Electrical

6. Pavement and Sidewalks

7. Signage

8. Façade

- Manage all contractors, observe work, and perform inspections at job completion.

- Maintain positive working relationships with tenants, responding promptly, professionally, and courteously to requests

and issues.

- Suggest property improvements.

- Generate and distribute property-related correspondence.

- Maintain accurate files related to the property.

- Assist the leasing and accounting departments as needed.

- Assist with promotional events.

- Perform property-specific duties as assigned.

- Responsible for maintaining tool inventory in good working condition.

- Responsible for inspecting, operating, and troubleshooting all fire alarms and sprinkler systems.

- Assists in support duties for additional properties in the event of vacation, sickness, etc.

Job Hours:

- Monday to Friday, 6:00 a.m. to 3:00 p.m. / 1 Hour Lunch and Breaks

- Day Shift with occasional overtime and weekends.

- Carry a company cell phone at all times

- On-call 24/7

Job Qualifications:

- Must be self-motivated with good communication skills.

- Must be available for after-hours emergency maintenance as needed or required.

- Must possess the ability to perform the physical demands of the job requirements, including:

1. Lifting objects up to 100 pounds.

2. Frequent standing, walking, and kneeling.

3. Occasional climbing, working from a ladder and balancing.

- Must be able to work in a fast-paced environment with a demonstrated ability to handle and prioritize multiple tasks

and demands.

- Must be able to work independently and possess sound decision-making skills.

- Must be able to effectively interact and communicate with individuals at levels of an organization, tenants, and

subcontractors.

- A valid state-issued driver’s license is needed to travel to adjacent properties or respond to after-hours trouble calls.

- Must be insurable at all times during employment tenure.

- Working understanding of business software, including Microsoft word processing, simple spreadsheets, and email.

- Use systems tools for maintaining service records.

- Exhibit excellent customer service orientation in responding to tenant requests.

- Display follow-through when carrying out directions from management.

- Demonstrate teamwork skills in relations with co-workers.

Education:

- High School diploma or equivalent is required.

- Completion of a building trade curriculum at a recognized technical school is desirable.

Experience:

- Minimum of 3-5 years of successful experience working for a commercial property site with mechanical, electrical, -

HVAC, and plumbing systems.

Job Type: Full-time

Salary: $19.00 - $29.00 per hour depending on experience
