Position Summary:
We are seeking skilled and experienced Maintenance Technicians to assist in the maintenance, repair, and efficient operation of a 700-unit high-rise apartment building. The Maintenance Technician's primary duty is to perform repairs and conduct preventative maintenance throughout the building.
Key Responsibilities:
Included but not limited to:
Responds to all assigned maintenance work orders during the regular day, giving priority to any emergency
Resolves all maintenance problems that arise during the work
Reports to the Maintenance Lead, Building Engineer or Property Manager any repair problems that cannot be fixed during the work
Completes regularly scheduled maintenance activities as assigned by the Maintenance Director.
Performs general clean-up of the apartment community on an "overload"
Reports all acts of vandalism, destruction of property, and suspicious persons observed within the community to the Property Manageror other designated
Is available for duty on a rotational basis for after-hours emergency
Assists in maintaining all electrical, plumbing, appliances, and mechanical
Follows dress code policy, including selection of outfits from the designated corporate clothing catalog. Maintains a clean, neat, professional appearance at all
Keeps shop and storage areas in neat and well-organized
Provides high-quality customer service when interacting with
Completes grounds work as directed by supervisor, which may include picking up trash, sweeping curb and dumpster areas, and maintaining landscaping beds and other
Assists in monitoring all work being performed by outside contractors.

Assures safety standards are used which comply with all company, local, City, State, and Federal
Ensures compliance of all work-related activities in a fair, ethical, and consistent
Other duties as assigned
Performing tasks that may require bending, stooping, or reaching, such as checking under desks or inspecting areas that are difficult to access
Qualifications:
Experience: Minimum of 1 year of experience as a Maintenance Tech or in a related role, preferably in a high-rise residential or commercial environment preferred
Technical Skills: Strong knowledge of HVAC, electrical, plumbing, and mechanical systems specific to high-rise buildings.
Certifications: Relevant certifications such as HVAC, EPA, or building systems engineering are preferred.
Problem-Solving: Ability to diagnose and resolve complex building system issues effectively and efficiently.
Communication: Strong verbal and written communication skills for interacting with residents, vendors, and management.
Availability: Must be available for on-call emergencies, including nights, weekends, and holidays as needed
Physical Requirements: Ability to lift heavy objects (up to 50 lbs), work in confined spaces, and climb ladders as required for maintenance tasks. Ability stand, walk, sit, use hands, reach with hands and arms, stoop, kneel, crouch, or crawl.
