Maintenance Specialist
Schedule: Hours are generally [9:00 a.m. to 5:00 p.m., Monday through Friday] [9:00 a.m. to 5:00 p.m., Tuesday through Saturday]; at least one Sunday a month for one-half day as needs dictate. Additional hours may be occasionally required, depending upon matters in which the Association is engaged.
Position overview: The Maintenance Technician performs routine maintenance on the property’s interior and exterior, including cleaning, maintaining, repairing, light electrical work, painting, pool maintenance, and general upkeep of the property and its recreational facilities for a high-end condominium.
Key Responsibilities:
Perform regular inspections of building systems, including HVAC, plumbing, electrical, and elevators, to ensure optimal performance.
Conduct routine maintenance tasks such as painting, drywall repairs, light carpentry, plumbing repairs, electrical work and minor carpentry.
Tile repairs, replacement, grouting.
Respond promptly to maintenance requests from residents, resolving issues efficiently and with minimal disruption.
Monitor and maintain common areas, including lobbies, hallways, recreational facilities, and outdoor spaces, ensuring they are clean, safe, and well-maintained.
Picking up debris around the property.
Pool and spa light maintenance.
Coordinate with external contractors for specialized repairs or large-scale projects; supervise work to ensure it meets building standards and deadlines.
Maintain detailed records of maintenance activities, including work orders, repairs, and preventive maintenance schedules.
Assist in emergency situations, providing swift and effective response to issues such as water leaks, power outages, and fire alarms.
Ensure compliance with safety regulations, including proper use of equipment and adherence to building codes.
Manage inventory of maintenance supplies and equipment, placing orders as needed to ensure readiness for any tasks.
Communicate effectively with the property management team and residents, providing updates on maintenance activities and upcoming projects.
Performs such other duties as may be assigned by Management at its discretion from time to time.
Equipment:
The Maintenance Technician is responsible for the property equipment remitted to him/her, such as a radio, key fobs, tools, etc. S/he is responsible for ensuring such equipment is kept in good working condition.
Amount of Supervision Required:
The Maintenance Technician must be able to perform such duties with minimal supervision. Tasks are performed under the general direction of the Operations Manager.
Qualifications:
Must be:
Proficient in all facets of maintenance and willing to learn new skills.
Pleasant and be service-oriented.
Punctual, reliable, dependable, and act independently when performing his/her duties.
Detail oriented and have strong time management skills.
Must have:
Strong written and verbal communication skills.
BuildingLink experience preferred or other similar property management platform.
At least five years of experience in a condominium, residential, or commercial building.
A high school diploma. Trade or technical school preferred.
Physical Demands
The Maintenance Tech is required to sit, stand, bend, kneel, reach, stoop, climb, and lift and carry items weighing 50 pounds or less. The position requires manual dexterity, auditory and visual skills, and the ability to follow written and oral instructions and procedures.
