DescriptionCompetitive salary commensurate with experience and qualifications.Lee County Community Development is seeking a Plan Reviewer to join a dynamic team. This role involves reviewing construction plans to ensure compliance with the Florida Building Code, local ordinances, and relevant state and federal regulations.Key Responsibilities:

Conduct thorough reviews of construction plans for adherence to building codes and regulations.

Possess a strong background in general construction practices, enabling effective inspection of structures, plan reviews, and interpretation of site documentation (e.g., architectural drawings, maps, schematics, engineering designs).

Oversee the review and determination process for various permits, including approval or denial.

Maintain precise records of all approved permits.

Duties and Responsibilities

Examines and reviews permits, applications, engineered construction plans, and specifications for buildings, residential dwellings, and/or other structures to determine compliance with the provisions of the state building codes and related local ordinances for issuance of building permits.

Review proposed projects for compliance with the Federal Emergency Management Agency (FEMA) regulations including building elevations and flood-resistant construction methods and materials.

Consults all applicable professional and official manuals, references, and code books in researching plans compliance, i.e., all construction disciplines, safety codes, fire resistance, hurricane resistance, energy codes, zoning regulations, and state statutes.

Demonstrates resourcefulness in researching review issues that indicate unusual/unique circumstances, with the intent to respect the needs of contractors and property owners while maintaining the integrity of established regulatory practices.

Performs other duties as assigned.

Education, Experience, LicensingMinimum Requirements

Requires any combination of education and experience equivalent to High School graduation or GED equivalent and four years of experience as a Builder, Building Inspector, Engineer, Plans Reviewer, Superintendent of building construction, or closely related.

Licenses and/or Certifications

Possession of a valid driver's license with an acceptable driving record is required.

Certification as a Plans Examiner as issued by the State of Florida through the Florida Building Code Administrators and Inspectors Board or the ability to obtain a Provisional Building Plans Examiner license within ninety (90) days of hire and obtain the Standard Plans Examiner license within one (1) year is required.

Depending on the assignment may require additional certification.

Preferred Requirements

Associate's degree and five (5) years of experience as a Builder, Building Inspector, Engineer, Plans Reviewer, Superintendent of building construction, or closely related.

Certification as an Inspector in the desired category is preferred.

Supplemental Information

Working knowledge of building and fire codes and modern construction practices, methods, and materials is required.

Ability to read plans and specifications is required.

Effective communication skills, both verbal and written.

Ability to establish and maintain effective working relationships with inspectors, engineers, builders, homeowners, and the general public.
