Job Summary:

We are seeking a motivated and results-driven Leasing Agent that has their Real Estate License to join our team. This position is 100% commission-based, ideal for someone with strong sales skills and a passion for real estate. The Leasing Agent will be responsible for filling vacant units, conducting property showings, securing qualified applications, and keeping the company’s portfolio at an occupancy rate above 92%. Success in this role comes from persistence, relationship building, and a proven ability to close leases.

Key Responsibilities:

Market and promote available rental units through online platforms, social media, signage, and other approved channels.

Respond promptly to leasing inquiries and convert leads into showings and applications.

Conduct property tours, highlighting the features and benefits of the units and community.

Take professional-quality photos and videos of available units for marketing purposes.

Ensure vacant properties remain clean, well-presented, and ready for showings.

Place and remove lockboxes as needed for unit access.

Guide prospective tenants through the application process, ensuring accuracy and completeness of documentation.

Follow all fair housing guidelines.

Actively request Google reviews from tenants and secure an average of 2 reviews per month.

Maintain consistent follow-up with prospective tenants until the lease is executed.

Track leasing activity, maintain records, and provide regular updates on occupancy progress.

Work to keep the company’s portfolio occupancy rate above 92% at all times.

Approach all tasks with a results-driven mindset, focusing on closing leases and maintaining occupancy goals.

Follow all directions from managers, supervisors, and company ownership, understanding that roles and responsibilities may change from time to time as needed.

Qualifications:

Prior leasing, real estate, or sales experience preferred (but not required for the right candidate).

Strong communication and customer service skills.

Self-motivated and driven to achieve results.

Ability to handle multiple leads and deadlines efficiently.

Basic computer skills and comfort using property management/leasing software.

Reliable transportation and flexible schedule (including evenings and weekends as needed).

To be successful in this role the leasing agent would likely have to dedicate a minimum of 8 hours per day to leasing-related activities.

It is preferred that the agent has office time of 4+ hrs.

Compensation:

Commission-based pay structure (earnings tied directly to closed leases).

o The leasing agent will be paid $500 per move-in. The leasing agent should be able to earn $4,000 - $7,000 per month.

Unlimited earning potential for high performers.
