The experienced high-end custom home Construction Superintendent will manage and coordinate all site construction activities to successfully complete all projects on schedule, on budget and with the highest quality standards. The superintendent will supervise all trades and field personnel, and maintain construction safety practices on all sites. The superintendent will be a proven problem solver, proactive and able to professionally interface well with all clients, staff, consultants, and municipalities at all times. A high level of organization, multitasking, scheduling and construction knowledge is a must. The superintendent's responsibilities span a broad spectrum inclusive of project planning/scheduling, resource allocation, subcontractor relations, sequencing of the work, cost management, safety and Building code compliance, quality and customer satisfaction. The superintendent will be a proven leader with great leadership skills in managing all aspects of field construction for all projects.
Core Responsibilities:
- Coordinates and supervises all construction activities and understands all phases or residential construction including: bidding, purchasing, subcontract review, change orders, VDO'S, timeframes, scheduling and procurement, and construction associated with high-end custom homes.
- Directs and manages all subcontractors, and field personnel to complete all projects on schedule, on budget with hign quality, conforming to the construction documents, specifications, and building codes.
- Efficiently sets timeline goals for each project and maintains construction schedules as well as problem identification and solutions.
- Able to easily understand and interpret construction documents, specifications, and building code requirements.
- Able to grow and maintain positive working relationships with customers, staff, contractors, suppliers, consultants, inspectors and municipalities.
- Prepares and updates schedules and supervises all projects thru construction, final punch list and timely follow ups with warranty items for new home owners.
- Assist with procurement activities, and schedules all necessary inspections throughout the building process.
- Promotes job site safety, uses safe work practices and immediately rectifies job site hazards, and maintains clean, safe and organized job sites.
- Enforces all company safety policies, OSHA requirements, and all applicable laws for all employees/staff and contractors on job sites.
- Works closely with estimating department and will report directly to the Director of Construction.
Supervisory Day to Day Responsibilities:
- Supervising the work efforts of subcontractors by scheduling, instructing, managing, motivating and inspecting the quality of work performed by each subcontractor and ensuring compliance with the plans and specifications.
- Ensure all selected items and upgrades are implemented for homeowner's approval and ensure all contract obligations are fulfilled.
- Resolve day to day job site issues.
- Insure all materials are ordered to meet project schedules and deadlines.
- Fully accountable for each projects quality standards
- Hold all contractors responsible for the daily clean up and provide safe working environments at all job sites.
- Daily inspections of all contractor's work and inspect all completed work before contractors are paid.
- Be aware of ever changing building codes and OSHA requirements.
- Perform checklists reports and complete punch list audits thru the production process and before the homeowners orientation meeting and occupancy.
- Represent the company in a positive, competent and professional manner at all times.
Education and Experience:
- The ideal candidate will have a 4 year college degree in Construction Management or Engineering. A combination of college and production home building experience may be substituted for the above, based on experience level.
- 5 years of Production Home Experience as a Home Building Superintendent.
- Prefer experience with high- end production homes, custom homes and townhomes
- Production home experience to include, field supervision, quality control, scheduling, ordering and all phases of residential construction with a thorough knowledge of all trade scopes and requirements.
