Job description
Toscana Homes, a high-end custom home builder in Naples, has a position available for a full-time job site superintendent. The site superintendent will provide on-site coordination for all phases of construction projects, including coordinating subcontractors, material and equipment, ensuring that specifications are being strictly followed, and work is proceeding on schedule and within budget.
The site superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.
Major Responsibilities of Superintendent:
Schedule subcontractors, consultants, and vendors in critical path to ensure timely completion.
Perform quality control duties and responsibilities regarding the work being performed.
Ensure that subcontractor is fully executing and complying with his contracted scope of work.
Coordinate required job site inspections.
Identify conflicts in construction progress and communicate them to project team for resolution.
Maintain daily log of job site activities.
Perform Superintendent duties at multiple job sites, as required.
Issue notices of non-compliance to subcontractors in regards to quality of work or scheduling.
Ensure that the job site is always kept in a clean and organized manner.
Perform job progress and completion punch list identification and completion.
The site superintendent shall communicate and coordinate all construction activities and requirements with the project manager. The site superintendent shall schedule all subcontractors and ensure their completion of work and shall be responsible for the coordination of work in the field as it conforms to the job plans and specifications. Conflicts with plans and specifications shall be reported to the project manager for resolution. The site superintendent shall not engage in monetary agreements (such as hiring subcontractors or authorizing change orders) these shall be processed through the company office per established policies.
Job requirements:
Minimum five years of construction supervisory experience. Experience building custom homes is preferred.
Knowledge of Builder Trend software
Ability to read and interpret documents such as blueprints, product specifications and installation manuals, safety and maintenance instructions, and procedure manuals
Ability to communicate clearly and effectively with project team
Deliver consistently high performance in a fast-paced, high-pressure work environment
