Residential Maintenance Tech – small private owned community seeks qualified person to perform all maintenance activities of the community including repairs, preventative maintenance and installations in a timely manner according to company policies and procedures.
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following but are not limited to the job specifications contained herein. Additional duties or job functions that can be performed safely may be required as deemed necessary by supervisory personnel.
Completes service requests within 24 hours.
Performs ongoing community improvement and preventative maintenance program duties.
Diagnoses and performs maintenance/repair, as directed, involving the following daily:
Electrical up to and including breaker panels
Plumbing (including water lines and drains)
A/C and heating systems
Appliances (ranges, refrigerators, dishwashers, microwaves)
Stairs, gates, fences, patios, railings, roofing, gutters, fasteners
Tile, carpet, flooring, walls, ceiling fans, interior/exterior lights
Shutters, doors, cabinets, windows, sliding glass doors
Water heaters, electric – troubleshooting and replacement
Door deadbolts, hardware, mail boxes, and locks
Ceiling leaks, water irrigation systems, pool areas, tile, pool furniture
Maintains proper levels of inventory and orders maintenance supplies as needed with Property Manager approval.
Responsible for the thorough knowledge, implementation, training and enforcement of pertinent laws and EPA and OSHA regulations governing proper use, storage, and management of hazardous materials, including solvents, flammables, caustics, and Freon. Must be EPA Universal HVAC certified.
Ensures preventative maintenance is performed on a timely basis and ensures preventative maintenance is planned in a proactive manner and schedules are followed.
Maintains courteous and helpful demeanor with residents, prospective residents, co-workers, vendors, etc.
Must be available and willing to answer 24- hour maintenance emergency calls. Own transportation required including after hours.
Must own all tools and equipment necessary to complete expected tasks.
Ability to operate standard maintenance equipment in a proper and safe manner.
Drug free workplace, drug testing required.
