We are a property management company with a proven track record of improving the communities we manage that currently has an opening for a full time Maintenance Technician position. The property is located in a rapidly emerging submarket section of Jacksonville between the Amazon distribution center on Blanding and the Naval Air Station.
The ideal candidate will be a jack of all trades, "master" at HVAC that is sick of traveling daily and working in the sun all day. They will possess a can do attitude and be an analytical problem solver. Can work well independently and efficiently as well as be part of a great team that works together to take care of our residents!
Responsibilities include but are not limited to:
Being able to perform facility maintenance tasks including HVAC and appliance troubleshooting and repairs
Knowledge in other maintenance areas including plumbing, electrical, carpentry, drywall
Turn over apartments for new move ins on schedule
Maintain the pool
Effectively analyze and have strong problem solving skills
Provide input on how maintenance can be ran more efficiently
Must be professional and possess customer service skills
Must always be courteous and helpful to residents, prospective residents and team members
Communicates effectively and on a regular basis with Management when tasks are finished
Occasionally pick up supplies with own vehicle
Updates skill sets by learning online and through classes
Keep the maintenance shop in order
Complete all repairs in house as much as possible
On rare occasions perform emergency after hours work at nights and weekends when the porter is not available
Requirements:
High school diploma or equivalent
Valid driver's license
EPA 608 Type 1 and strongly prefer Universal certification card
Have at least 1 year experience in HVAC Technician work, including installs,
diagnosing problems, repairs, and preventative maintenance
Strongly prefer HVAC diploma
Ability to lift 50 pounds
Ability to stoop and bend
Ability to maneuver up and down ladders and stairs
Must be able to pass new hire and random drug testing
Prefer if you have current up to date CPO certification
Must have your own basic tools and HVAC tools (gauge, multimeter, tube cutters, leak detector, etc)
Mandatory background check
Excellent verbal and written communication skills
Ability to multitask, stay organized and meet deadlines.
Must have computer/smartphone proficiency as well as property management software (We use Buildium)
Strongly prefer at least 1 year experience in apartment maintenance
Have strong work ethic, integrity and be dependable while being internally
motivated that takes pride in their work
CAMT certified is a plus
Spanish speaking is a big plus
Must be a people person as you'll be interacting with a variety of people on a
daily basis and representing the team!
