job detailsJob Overview: We are seeking an experienced and detail-oriented Preconstruction Manager to lead the planning, budgeting, and coordination of projects from the conceptual phase through to the final design. The Preconstruction Manager will work closely with clients, architects, engineers, and construction teams to ensure the successful execution of preconstruction activities, aligning project goals with budget and time constraints. This role is critical in setting the foundation for project success and involves cost estimation, risk analysis, and value engineering. Qualifications:

Bachelor's degree in Construction Management, Civil Engineering, Architecture, or related field.

Minimum of 5-7 years of experience in preconstruction, estimating, or project management within the construction industry.

strong knowledge of construction materials, methods, and processes.

Proficient in cost estimating software and project management tools (e.g., Procore, PlanSwift, Bluebeam).

Excellent negotiation, analytical, and problem-solving skills.

Ability to manage multiple projects simultaneously in a fast-paced environment.

strong communication and leadership skills to work effectively with diverse project teams and clients.

Preferred Qualifications:

Certification in Project Management (PMP) or LEED accreditation.

Experience in commercial, industrial, or residential construction projects.

Lead the preconstruction phase for multiple projects, including project scope definition, cost estimation, and scheduling.

Collaborate with architects, engineers, and clients to review project designs, suggest improvements, and ensure feasibility.

Develop detailed budgets and cost estimates based on conceptual designs, drawings, and specifications.

Conduct value engineering exercises to optimize project costs while maintaining quality standards.

Identify and mitigate risks through comprehensive risk analysis and contingency planning.

Prepare and present project proposals, budgets, and schedules to clients and internal stakeholders.

Manage bid processes, review contractor and vendor proposals, and negotiate contracts.

Monitor project budgets and schedules to ensure preconstruction activities stay on track.

Coordinate with construction teams to ensure smooth project transition from preconstruction to construction phase.

Stay current with industry trends, construction techniques, and cost-effective solutions.
