FLSA Classification: Exempt

Salary; $55K to $70K

Reports to: Director of Construction

Location(s): All Communities located within Florida

SUMMARY OF ROLE

The Facility Manager will report directly to the Director of Construction. Responsibilities will include coordinating Capex projects and procuring services such as landscaping, maintenance-plumbing/electrical, Vendor Contracts and overseeing the approval of purchasing equipment, tools, golf carts for communities as needed. Additional responsibilities include conducting safety audits, walking inventory homes at assigned communities, conducting property visits and follow ups with maintenance teams, working with Regional Managers to train and assess maintenance staff and ensure they have the appropriate resources to effectively tend to their assigned properties. They will do so with acknowledgement of all applicable Fair Housing Laws governing real estate and maintenance services. This position entails up to 50% travel and ability to respond to emergency situations on weekends as needed.

QUALIFICATIONS & EXPERIENCE

Valid Driver's License and reliable transportation.

Bachelor’s Degree or 5+ years of experience in Facilities Management or operations, preferably in a corporate or multi-site environment.

Excellent Leadership and Communication Skills.

Experience with Budget, Vendor negotiations, and contract management.

Strong knowledge of project management, compliance, and safety standards as they relate to Capex and Community-based projects.

RESPONSIBILITIES

Develop SOPs to identify problem areas related to plumbing, electrical, infrastructure, lift stations, wastewater treatment plants.

Conducting property visits and safety audits.

Ensuring that projects are on schedule and proving leadership weekly updates to demonstrate projects are within budget goals.
