We are seeking a Motivated Property ManagerÂto become a part of our team!ÂYouÂwill help plan andÂfacilitate all real estate activities and transactions.Â
Responsibilities:
Oversee and coordinate all real estate transactions
Attract and educate new tenants
Investigate and resolve tenant complaints
Ensure all work order and repair requests are processed in a timely fashion
Enforce property andÂassociations' rulesÂand regulations
Qualifications:
Previous experience in property management or other related fields
Familiarity withÂreal estate contracts and leases
Ability to build rapport with tenants
Ability to multitask and prioritize
Excellent written and verbal communicationÂskills
The Property Manager is accountable for all property operations including maintaining property rentals by filling vacancies; negotiating and enforcing leases; maintaining and securing the premises. The Property Manager manages and coordinates vendors for repairs. , keeps vacancy rates low and needs to have knowledge of Fair Housing Laws and all other laws pertaining to property management.Â
Position Requirements:
FINANCIAL
¾Ensures that all rents are collected when due, and posted in a timely manner. Makes sure that all bank deposits are made immediatelyÂ
¾Perform evictions.
¾Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.
¾Assure all Accounts Payable are handled timely. Review delinquency reports on a daily basis to assure collection efforts are handled timely
ADMINISTRATIVE/OFFICE
¾Ensures that lease files are complete and that all lease related documents are executed properly.
¾Responsible for office opening and closing on schedule and that the condition of the office, rental property previewsÂare held to our standards.
¾Maintains records on all aspects of management activity on a daily, weekly and monthly basis. Submits required reports as required.
RESIDENT RELATIONS
¾Maintain positive customer service attitude.
¾Periodic inspection with residents of move-in / move-outs.
¾Review all notices to vacate to determine the cause of the move-out.
MAINTENANCE
¾Ensure Property is maintained.
¾Physically inspect propertiesÂas directed and agreed per the lease; check on vacant properties.
¾CoordinatesÂmaintenanceÂto ensure timely turning of propertiesÂafter move-out.
¾Monitors and schedules all maintenance activities.
MARKETING/LEASING
¾Conduct market surveys quarterly or as needed and provide trend report information. Shop competition and be aware of neighborhood market conditions.
¾Welcome and show Property to prospective new residents. Also, handle incoming phone calls from prospective new residents and complete appropriate paperwork.
¾Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.
The Skills and Abilities for this position include:
¾Must have reliable transportation,ÂMust have a valid State Driver's License
¾Social media skills, tech savy
¾Knowledge of state and local landlord/tenant laws and applicable building codes
¾Ability to manage multiple high priorities at once
¾Excellent communication skills in both verbal and written
¾Must have strong computer experience in MS Word, Excel, Quickbooks, Gmail, Google docs
¾Ability to act with diplomacy in difficult situations
¾Flexible demeanor and positive attitude
¾Ability to work eveningsÂand weekends, as needed
¾Must be thorough, reliable, responsible, honest, organized, flexible and service-oriented
¾Excellent customer service and leadership skills

The minimum Education & Experience we require are:
¾Minimum two (2) years' experience in property management and with property management softwareÂ
