Experience: Minimum of 3-4 years prior experience as a Maintenance Supervisor or similar capacity.

Schedule: Monday through Friday 7:30 AM-4:30 PM. Please be aware that this schedule does not include property emergencies to which this position is required to attend/respond (both during and after normal business hours and weekends).

Compensation: $21-$23 an hour (depending on experience).

PTO: 24 hours of sick PTO after the 90-day probation period. 40 hours of vacation PTO after one year and 7 paid federal holidays.

This position is for one of our on-site properties located within Broward County. Must have reliable transportation and a valid Florida driver's license.

Responsibilities

-As the Maintenance Supervisor, you will be responsible for overseeing the maintenance team and ensuring that all equipment and facilities are functioning properly.

-Working with the property manager and Board of Directors in managing all maintenance-related and capital improvement activities within an assigned property.

-Inspecting, scheduling, and performing routine preventive maintenance on all appropriate equipment as necessary or as requested by the Board of Directors.

-Satisfying work orders promptly and efficiently.

-Communicate effectively with other members of the maintenance team, as well as with other departments within the organization, to ensure that all maintenance needs are met in a timely and efficient manner.

-Working knowledge of HVAC systems and various appliances, stoves, dishwashers, disposals, and refrigerators. Some familiarity with electricity, plumbing, carpentry, and fire safety is required.

-Monitor maintenance of all electrical, mechanical, and plumbing equipment throughout the property, or contract outside maintenance vendor and maintain records of areas serviced.

-Change AC filters

-Light Painting, electrical work - light bulb replacements, cap wires, replace outlets, replace light fixtures, etc., and landscaping.

-Basic Plumbing knowledge - clogs, faucets, etc.

-Ability to handle pressure washers and basic knowledge of use.

-Inspect property and report to Management any issues or findings – understand preventative maintenance, liability, etc

-Sets up and tears down event spaces, as needed.

-Ensures pool furniture is set up and not blocking pool safety equipment.

-Picking up trash and debris.

-Meets with contractors and vendors, as needed.

-Keeping accurate records of all maintenance work performed, as well as ordering and maintaining an inventory of necessary supplies and equipment.

-Supervising and training maintenance staff, and ensuring that all work is completed to a high standard.

-Assists Groundskeeping Crew to fill in for vacations/days off/holidays/etc.

Qualifications

3-4 years of previous experience in a maintenance supervisory role, with a strong understanding of maintenance practices and procedures.

Excellent communication and interpersonal skills

Spanish is a plus, but not required.

Must have a valid Driver's License and dependable transportation.

This individual must be a self-starter, be able to think independently and be able to multitask. Prior paver experience is a plus.
