Job Description:
Maintenance Technician 1 works under the direction of the General Manager to perform routine and preventative maintenance to maintain the physical integrity of the property. Maintenance Technician 1 will conduct home / building maintenance repairs and are responsible for cleanliness and upkeep of property grounds, facilities, equipment, pool and various mechanical and electrical systems. Maintenance Technician 1 provides excellent customer service to current owners and residents at all times.
Job Duties:
Work under the direction of General and Assistant Managers.
Conduct work at all times with the highest standards of personal, professional and ethical conduct.
Must work in conjunction with other staff to achieve common goals.
Responsible for coordinating and providing for the maintenance of all buildings, building equipment and landscaping.
Perform scheduled inspections on building equipment and buildings, roof, walkways and beach access and report all maintenance discrepancies or deficiencies to General Manager.
Maintain storerooms, maintenance shop and pump rooms.
Complete routine maintenance and minor repairs to common facilities and units.
Landscape maintenance of grounds, gardens and vegetation including mowing.
Maintain landscaping equipment.
Maintain pool and spa water levels, cleanliness and chemical balance.
Janitorial work including cleaning restrooms, mopping, window cleaning, upkeep of walkways, stairwells, lobby, garages, gazebo and club house.
Perform minor and routine maintenance replacement and repairs in areas of carpentry, electrical work, HVAC, plumbing, mechanical, painting, flooring, and other building repairs.
Work with co-workers to complete daily work orders and required forms.
Interact with various vendors.
Maintain trash removal systems.
Ensure all safety precautions are followed while performing the work.
Perform other tasks that may be assigned by management.
Follow all policies and Standard Operating Procedures as instructed by Management.
Local travel to acquire needed tools, parts and other items.
Physical Demands:
Work tasks are performed primarily outdoors. Temperature varies due to weather conditions.
Position requires walking and giving direction; must be able to stand and exert well-paced mobility for up to 4 hours in length. Length of time of these tasks may vary from day to day and task to task.
Must be able to exert well-paced ability to reach different outlets and other departments on a timely basis.
Must be able to bend, stoop, squat and stretch to fulfill cleaning and stocking tasks.
Must be able to lift up to 60 lbs. on a regular and continuing basis. Must be able to push and pull carts and equipment weighing up to 250 lbs. on a regular and continuing basis.
Requires grasping, writing, standing, sitting, walking, repetitive motions, bending, climbing, listening and hearing ability and visual acuity.
Talking and hearing occur continuously in the process of communicating with guests, supervisors and other employees.
Requires manual dexterity to use and operate all necessary equipment.
Education:
Certified Pool Operator Certification required and must be maintained for the duration of employment.
High school or equivalent education preferred.
Experience:
Minimum 2 years relevant maintenance, pool maintenance and landscaping experience, preferably in a resort environment.
Basic computer skills preferred.
Licenses or Certificates:
CPO Pool Operator certification.
Must possess valid drivers license.
