We are looking for a motivated and reliable Maintenance Technician to undertake the responsibility of preserving the good condition and functionality of the premises. The employee will perform a wide variety of maintenance tasks such as painting, minor exterior and interior repairs, landscaping, irrigation system repairs, etc. A Maintenance Technician is a thorough and attentive professional with a practical mind and attention to detail. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings and common areas in the best possible condition.

This is a part-time position approximately 12–15 hours per week with a semi-flexible schedule. Additional hours may become available as projects present themselves. The work schedule to be 3-4 days during each week, and one day during each weekend, from 9 am–12 pm so as to ensure the property is regularly attended in order to maintain proper appearance and operation of the common-areas and common-area assets.

Responsibilities:

Survey buildings and repair mechanical systems to ensure they are consistent with health and safety standards

Perform maintenance of electrical systems (replace light bulbs and sockets, exit signs, reset breakers, etc.)

Perform manual repairs to common elements when necessary (fix locks, replace fixtures, etc.)

Undertake minor activities of pest control such as baiting and emptying traps in common areas

Conduct general upkeep procedures (e.g. minor landscaping) and other tasks as assigned (painting, carpentry etc.)

Police common areas including parking lot and dock for suspicious or illegal activity

Co-ordinate with the property manager and co-workers to discuss and prioritize necessary maintenance and repairs

Sweeping, leaf-blowing, and pressure-washing of common area walkways, walls, and stairwells as necessary to maintain a clean appearance and environment

Track and report hours and tasks performed on a daily basis

Monitor and maintain trash areas and clear trash chutes as necessary

Inspect building exterior, elevators, roof, laundry/storage areas, and clubhouse for maintenance issues or deficiencies and repair or report to the property manager as needed

Perform minor sheet-rock repairs and painting of the common elements as required

Assist with securing the common areas of the property in the event of imminent severe weather and assist with recovery from such incidences

Perform other various duties as assigned by the property manager

Skills and abilities:

Proven experience as a maintenance technician or possession of general required abilities and skills and a willingness to learn

Basic understanding of electrical, mechanical, hydraulic and other systems

Knowledge of general maintenance processes and methods

Working knowledge of tools, common appliances and devices

Manual dexterity and problem-solving skills

Good physical condition and strength with a willingness to work some weekend hours

Able to be on-call for occasional emergency situations (fire, flood, hazard to residents etc.)

Properly perform casual manual labor, such as lifting/moving heavy items as directed by the property manager following appropriate safety precautions

Able to regularly lift up to 50 lbs. following appropriate safety procedures

Able to occasionally lift up to 75 lbs. following appropriate safety procedures

Able to work in various positions, including, but not limited to stooping, standing, bending over, sitting, kneeling and squatting for extended periods of time, climbing stairs, navigating the property/building quickly and efficiently as required to meet job functions

Able to safely navigate the roofs of the buildings to inspect and conduct minor repairs as necessary

Able to repeat various motions with the wrist, hands, and fingers

Able to work in different environmental working conditions (e.g. heat, cold, wind, rain, humidity)

High school diploma or equivalent; experience with building maintenance or in a relevant field will be a plus

Possess and maintain a valid Florida driver's license and the ability to travel locally during working hours to purchase equipment or supplies as needs require

Able to pass a background check as required for initial and continued employment
