CONTRACTORS/INVESTORS? I am FORMING A SMALL GROUP OF ONLY 6-7 INVESTORS WITH THE SAME
FINANCIAL GOAL. Our Goal, to buy a property in the range of $900,000 property, improve it with a max $400,000 and sell it for a $500,000 profit. There are no more than 7 of us, that's it. Together, we will contract with a lawyer regarding the title and terms of our group agreement. I WANT YOU in our group if:
DO YOU HAVE A CREDIT SCORE 700 OR HIGHER? Yes or No?
Do you have a minimum of $20,000? Yes or No?
Do you have a debt-to-income ratio of no more than 30% debt? Yes or No?
Are you a contractor? Yes or No? (If you're a contractor, then we do the 4-month turnaround in house!)
As a contractor, do you earn more than $100,000 a year? Yes or No. Together, we buy the property. 7 of us qualify.
We want to partner with you if you answered YES to ALL the above.

We are a small group of investors, 4-7 max.
We will invest as co-borrowers in a large home we buy at a significant discount due to its need for improvements. As we are all contractors, we will improve the house, flip it in 4-6 months, and sell it for a profit.
As an investment group, we will roll the profit into another like-kind property using a 1031 exchange service and not pay short-term capital gains. The group will repeat, and as a member, your participation must agree to stay with the group and flip a minimum of 3 properties before you take your portion of the profits.
