The property is a 120 unit residential condominium on 6 acres Gulf to Bay that survived the recent storms without extensive damage. The condominium Board of Directors is seeking a competent and professional individual who has proven leadership and communication skills, is very computer literate, works independently, can develop and maintain good working relationships, and is an excellent problem solver. The individual will be an employee of the property management company, but will report directly to the condominium Board of Directors.
Responsibilities will include:
Oversee daily operations of the community which will include all administrative tasks, maintaining association files and records, vendor relations, supervision of contractors, and project management.
Working in tandem with the Maintenance Manager, plan, schedule, and coordinate general maintenance, major repairs, and preventative maintenance.
Execute some financial tasks: organize incoming bills to be sent to the management company for payment, and prepare pre-budget information for the accounting department of the management company.
Provide support to the Board, organize Board meetings and video conferencing for such, attend and write minutes of Board meetings, and conduct research as requested by the Board.
Initiate projects, communicate with all parties involved, and do a complete follow-up.
Communicate on an on-going basis with owners about meetings, important events and projects and needs of both the owners and the association.
Register rental applications and fees, and ensure that both owners and renters are following the rules. The Association has no rental program but some owners rent, especially in the winter season.
Routinely inspect grounds and buildings.
Work with the Board to resolve complaints and issues.
Be familiar with the Rules Book, renovation rules and condo documents in order to ensure compliance.
Requirements:
Active Florida Community Association Management license and working knowledge of Florida Statutes 718 and 720.
3-5 years of onsite community association management experience.
Excellent computer skills: Outlook, Word, Excel, TOPS, and video-conferencing.
Ability to cultivate and maintain professional relationships with Board members, owners, renters, and vendors.
Along with the Maintenance Manager, be accessible for emergencies outside of office hours.
Available five or six Saturday mornings per year for Board meetings.
Ability to think critically, be proactive, and continuously learn.
